How these numbers are made
- Water: City of Brooklyn Park utility rates page: $2.80, $4.00 and $5.00 per 1,000 gallons, with the tier limits of 40,000 and 80,000 gallons applied as 13,333 and 26,667 gallons a month (the page prices a service period of 89 to 91 days, treated here as a quarter). The monthly fixed charge is the 5/8-inch water service charge ($8.25) plus the safe water testing fee ($3.805), each divided by 3. The city publishes no typical use, so the calculator starts at 9 CCF.
- Sewer: the 5/8-inch sewer service charge ($10.30 a quarter, $3.43 a month) plus $5.80 per 1,000 gallons of metered water, charged on the water use you enter.
- City utility bill fees added as about-monthly amounts (quarterly charge ÷ 3; the page prices each per 89–91-day service period, not per calendar quarter): storm sewer $26.33, standard public street lights $13.46 (decorative lights cost $20.19), recycling $25.95 and water/fire protection $10.00. These are as listed on the city's utility rates page, which shows no effective date; confirm with Utility Billing at (763) 424-8000. Garbage: residents hire a licensed hauler whose price is not published by the city, so it is not included, and the total omits trash.
- Property tax: Hennepin County's final 2026 payable rates for the tax area with the most tax capacity in Brooklyn Park (city 48, Osseo schools ISD 279, West Mississippi watershed 9): 124.995% of tax capacity plus 0.25575% of market value (0.24481% school, 0.01094% city referendum). The homestead market value exclusion and the 1.00% class rate (1.25% above $500,000) work as in other Minnesota pages here. Homes in the Shingle Creek watershed pay 0.293% instead of 0.084%, and homes in the Anoka-Hennepin (ISD 11) or Robbinsdale (ISD 281) school districts pay different school rates. Median value is a market value from the county's 2025 column.
- Energy: Xcel Energy's $6.00 basic service charge and the 2024 EIA Xcel Minnesota residential average (15.96 cents per kWh after removing basic charges; 2024 average, before any 2025–26 Xcel increases, so it may be low); CenterPoint's $9.50 basic charge and a per-therm rate of $0.97366 = $0.33470 delivery + $0.60061 cost of gas + $0.02839 decoupling + $0.00360 conservation base (IAC) + $0.00636 conservation adjustment (IAA); we did not confirm whether the 2026 tariff book includes any 2026 interim gas increase. Statewide EIA averages set the typical use. City franchise fees on your Xcel and CenterPoint bills are not included: the city's rates page mentions a franchise fee credit, but we did not find the franchise fee amounts.
