How these numbers are made
  • Property tax: Johnson County rates from the State Auditor's 2025 levy report (county, ambulance, medical center, community health, Warrensburg R-VI) plus the city's adopted 2026 levies, per $100 of assessed value, applied to 19% of the Census median market value; the 2026 county and school levies were not published yet. The state's 3-cent blind pension levy is not in the Auditor's local report and is left out.
  • Water: Missouri American Water Rate A for areas outside St. Louis County: $11.00 monthly for a 5/8-inch meter, $1.12023 per 100 gallons plus the $0.08042 WSIRA surcharge. A rate case filed July 2026 is not expected to change rates before mid-2027. No sourced typical use was found; the page default is used.
  • Sewer: the city's rates effective October 1, 2026 (FY 2027, Ordinance 6060: $17.68 base, first 2 CCF at $3.71, above at $8.90), stored as $25.10 for the base and first 2 CCF, then $8.90 per CCF converted to 1,000 gallons. Trash: $32 a month from October 1, 2026.
  • Electric: Evergy Missouri West Standard Tier rate with summer and winter blocks weighted 4 and 8 months plus the fuel and DSIM riders; gas: Spire West delivery and PGA converted to therms. Franchise fee: 6% of utility receipts per the city's budget presentation, applied to the electric and gas totals.
  • Sewer billed on a 3-month winter average of water use (city rate-table item); effective Oct 1, 2026.
  • Nothing here is legal, tax or insurance advice.
