How these numbers are made
  • Property tax: 2025 St. Louis County rate book, residential rates for tax code 138CP (Lindbergh school district, the code most Crestwood parcels carry; a few parcels are in Affton or Webster Groves school districts and some in Crestwood Point CID are commercial only). Rates are per $100 of assessed value, applied to the Census median home value of $319,600 x 19% assessment ratio.
  • The flat $28 sewer lateral fee listed for Crestwood in the rate book is added as a yearly charge on the tax bill.
  • Trash: Waste Connections standard rate was $21.78/month for March 2024-Feb 2025; the mayor's summary of the contract lists the following annual steps ($22.87, then $24.01), so $24.01 is used for March 2026-Feb 2027. Billed quarterly. The $24.01 is the contract step schedule from the mayor's summary, not a rate the city posts now.
  • Water: Missouri American Water Rate A for St. Louis County ($11.00/month, $10.3749 per 1,000 gallons) plus the $0.75071 surcharge per 1,000 gallons effective Aug. 15, 2026, plus the $1.00 monthly service line charge. Sewer: MSD base $34.85/month plus $7.15 per CCF of winter-quarter use.
  • Electricity: Ameren Missouri Schedule 1(M), annualised 4 summer months at 15.60 cents and 8 months at 10.62 (first 750 kWh) or 7.14 cents. Gas: Spire Missouri St. Louis County rates. Crestwood levies a city tax on utility gross receipts; its current residential rate was not found in an official source, so no utility tax is included.
  • No separate homestead exemption applies in Missouri on these rates; Property Tax Credit for seniors/disabled is state-run and not modeled.
  • Nothing here is legal, tax or insurance advice.
