How these numbers are made
  • Property tax: City levies $0.9722 and $0.1837 per $100, Grundy County levies and Trenton R-IX operating $3.5811 plus debt service $0.9000 per $100 from the State Auditor's 2025 Property Tax Rates report, each times the 19% assessed ratio (the listed part rates already include it), applied to the Census median market value. Fire protection, community college and blind-pension levies are not included because the sources do not show they apply to every house inside city limits.
  • Water inside city limits May 1, 2026: $17.65 for a 5/8-inch meter plus $6.55/$5.71/$4.63/$3.78 per 100 cubic feet in five steps (the last, over 1,000,000 cubic feet, is $3.41). Sewer $45.00 plus $4.13 per 100 cubic feet (rates effective May 31, 2025). The city's rate sheets note a separate DNR fee on the bill that is not in these totals.
  • Trash: the city does not publish the current fee. The figure is per the 2024-2026 Rapid Removal contract as reported by KTTN: $20 per household per month in 2024, plus 60 cents in 2025 and 61 cents in 2026, giving $21.21 for 2026.
  • Electric: $18.75 base plus $0.1087 per kWh; the city rate sheet adds 3% residential sales tax and a 5% PILOT (franchise fee), modelled together as 8%. Gas: Liberty North System $16.50 plus ($0.21748 + $0.1855434318 PGA) per Ccf converted to therms with 1.037; PGA changes monthly.
  • Insurance was not modelled. The city's water rate sheet says sales tax on water is 3% for residential inside city limits; the page can apply only one tax rate to water (the electric rate, 8%), so that 3% (about $27.58 a year at 9 ccf a month) is not added to the water total.
  • Nothing here is legal, tax or insurance advice.
