How these numbers are made
- Property tax: Jackson County 2026 levy schedule, tax code 022 (City of Raytown, Raytown C-2 School District), rates per $100 of assessed value, applied to 19% of the Census median market value (rates shown are the levy rates times 0.19). Parts of Raytown in the Hickman Mills school district (code 018) or other codes differ.
- Water: Raytown Water Company (private, regulated by the Missouri PSC) 5/8-inch meter $18.83 a month plus $12.94 per 1000 gallons (rate summary effective March 13, 2026). Part of Raytown is served by Public Water District #2 and is not modelled. Public Water District #2 serves about 6,500 connections in the southern part of Raytown; no current rate schedule was found.
- Sewer: City of Raytown $20.63 for the first 1,000 gallons plus $12.69 per additional 1,000 gallons, as billed to new residents (the new-resident formula; the 9 ccf default comes to about $93 a month, under the $96.77 first-year cap); established residents pay a flat rate based on their water average that the city page does not list. The first-year cap ($96.77) is not applied.
- Electric: Evergy Missouri Metro Standard Tier rates, weighted 4 summer and 8 winter months. The city page names only Evergy; a Missouri PSC filing lists Raytown as a Kansas City Power & Light (now Evergy Metro) franchise-tax payee, but no official territory map was found, so some addresses may be Missouri West. Fuel and other riders are not added: not located in a readable official source. Raytown's utility license tax on electric and gas gross receipts (Municode Chapter 10, Sec. 10-228 gas and Sec. 10-254 electric) is not included: the rate percentage is behind Municode's bot wall and no other official source states it.
- Gas: Spire Missouri West customer charge $22.00 plus the delivery rate and purchased gas adjustment, averaged over summer and winter and converted to therms. Trash is billed by private haulers and is not included.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
