How these numbers are made
- Property tax: 2025 State Auditor levies per $100 of assessed value. City of Maplewood general $0.107, pension $0.237, solid waste $0.191; city bond debt service $0.28 (the city's Proposition M page lists current debt service as $0.28); Maplewood Public Library District $0.16; State 0.03; St. Louis County, community college, Special School District, zoo-museum and MSD levies as for other St. Louis County cities; Maplewood-Richmond Heights School District 3.9788. Applied to 19% of the Census median home value ($237,000).
- The city's 2026 hearing notice shows proposed residential levies of 0.1130 general, 0.2410 pension, 0.1990 solid waste and 0.2800 bonds, but only as an image, so 2025 levies are used. The library's 2026 notice proposes an added 0.118 debt levy; it is not included because the State Auditor lists the library's 2025 debt levy as zero. Trash is paid through the city's solid waste property tax and is not added again.
- Water: Missouri American Water Rate A for St. Louis County ($11.00 per month, $10.3749 per 1,000 gallons) plus the $0.75071 per 1,000 gallons surcharge effective Aug. 15, 2026, plus the $1.00 per month St. Louis County service line charge. Sewer: MSD base charge $34.85 per month plus $7.15 per CCF of winter-quarter water use (MSD page gives no effective date).
- Electricity: Ameren Missouri Schedule 1(M) with a 4/12 summer and 8/12 winter weighted energy rate; the temporary fuel adjustment is not included. Gas: Spire Missouri St. Louis County rates, delivery charge the simple average of Nov-Apr ($0.50550) and May-Oct ($0.48671) plus the $0.61674 purchased-gas line.
- Maplewood has a Special Business District levy that applies to commercial districts and is not included. City code Ch. 46 charges electricity, gas and water suppliers a license fee of 9% of gross receipts; it is modelled as a 9% charge on the electric, gas and water bills (not MSD sewer), assuming suppliers pass it through. Maplewood has its own fire department, so no fire district levy is included.
- Insurance: $1,872 is the 2023 Missouri statewide average premium from the Department of Commerce & Insurance, not a St. Louis County or ZIP figure.
