How these numbers are made
  • Property tax: State Auditor 2025 rates for the City of Nevada (general revenue $0.7357 and library $0.1956 per $100), Vernon County general revenue ($0.1154), the Nevada R-V School District (operating $3.5264, debt service $0.9901) and the state 3 cents. The Vernon County Ambulance District ($0.1341) and Vernon County Health Department ($0.0894) are modelled because each reports the same $345,819,469 assessed value as Vernon County itself, so they cover the whole county. Township road and bridge levies (Center Township, which holds most of Nevada) are not modelled: the Auditor lists them but does not say whether they apply to property inside the city. The Census median value is a market value, multiplied by Missouri's 19 percent residential assessment ratio.
  • Water and sewer: City ordinances 8762 (water, Chapter 40) and 8761 (sewer, Chapter 28), passed Aug 18, 2026, rates effective September 1, 2026 (the City's billing page still shows the older January 2020 rates). Each minimum covers the first 1,000 gallons, so the base is the minimum less one 1,000 gallons at the per-1,000 rate. Sewer is billed on the November-March average water use; the page uses the same use year-round. The City publishes no typical use.
  • Electric: Evergy Missouri West residential standard tier tariff, summer and winter blended 4/12 and 8/12, plus the FARSec and DSIM riders sourced here; other riders are not modelled. Typical use is EIA's Missouri residential average.
  • Gas: Empire District Gas (Liberty) Residential Service sheet 9 ($16.50 customer charge, $0.21748 per Ccf; the 2022 sheet is the newest found, and it is not confirmed that one sheet applies to all Liberty systems) plus the South System Purchased Gas Adjustment of $0.80827 per Ccf effective December 1, 2025 (Nevada is listed in the South System). Converted to therms with 1.037; typical use is Liberty's stated 58 Ccf a month.
  • Trash from private haulers and any city utility taxes on electric and gas bills are not modelled; no official price was found. Home insurance is the Missouri 2023 statewide average premium.
