How these numbers are made
  • Property tax: the 2025-26 Clackamas County billing rates for code area 003-023 (City of Wilsonville, West Linn-Wilsonville School District, Tualatin Valley Fire & Rescue, Metro), $19.285 per $1,000 of assessed value, because the 2026-27 code area rate table was not yet posted; the county expects Wilsonville homes in this school district to see +3.52% for 2026-27. Code area 003-023 has 4,831 of the city's single-family lots; other areas are Charbonneau (086-014, 1,098 lots) and a few small ones. Oregon has no homestead exemption, and no flat charges are added: the city's stormwater and road fees are on the City utility bill, not the tax bill.
  • The starting assessed value ($373,304) is the median assessed value of the single-family tax lots in code area 003-023 in Metro's RLIS taxlot data. Your statement's assessed value is the number to use. Measure 5 compression is not modeled.
  • City of Wilsonville utility bill (monthly): water $18.13 base including the first 2 units plus $4.23 per unit for units 3-8 and $6.13 above; sewer $23.12 base including 2 units plus $10.31 per unit, which the City bills on the November-March winter average (the page applies it to the water use entered, so it overstates sewer for summer irrigation); stormwater $17.65 and road maintenance $11.24 (road fee rates can change each November 1). Sewer rises to $26.40 and stormwater to $23.40 on January 1, 2027; those are not included. Street light fees are charged on every account by fixture type ($0.80 to $5.01) and are not included.
  • Garbage: Republic Services' 2026 single-family rates (Resolution 3219) for weekly carts including recycling and yard debris; Charbonneau has lower rates. The 35-gallon cart is the starting size.
  • Electricity: PGE Schedule 7 effective July 8, 2026 (year-round), the effective per-kWh rate with the 1.5% public purpose charge folded in, at PGE's typical Schedule 7 use of 784 kWh a month. No Wilsonville electric franchise fee is added because the City's PGE franchise ordinance on file sets 3.5%, within the amount already in rates. Gas: NW Natural Schedule 2 effective October 31, 2025 at 54 therms a month, with the 5% Wilsonville franchise fee's 2% above the 3% in rates added (x1.02). Insurance: the 2023 Oregon statewide average.
  • Road maintenance fee ($11.24/month, the 1-ERU residential rate): the City's Rates & Fees page lists $11.24 for both November 1, 2024 and November 1, 2025 and says the fee is subject to change November 1 of each year; no November 1, 2026 rate was posted as of 2026-10-28, so the 2025 rate is used.
  • Natural gas rates are from NW Natural's October 2025 schedule and a new filing is expected around October 31, 2026, so gas charges may change shortly.
  • Nothing here is legal, tax or insurance advice.
