How these numbers are made
- Property tax: 2026-27 Deschutes County rates for code area 2-001 (City of Redmond), $20.2694 per $1,000 of assessed value as the county lists it, which includes the Redmond urban renewal lines; Oregon has no homestead exemption.
- The starting assessed value is our estimate: Redmond's Census median home value ($462,500) times the City of Redmond's Real Property total assessed value divided by its real market value on the 2026-27 roll (about 0.41), because the county publishes no median assessed value for Redmond homes.
- Water and sewer: City of Redmond fees in the January 1, 2026 fee schedule (5/8" meter $19.41 + $1.57 per 100 cubic feet; sewer $37.03 flat; stormwater $9.03). The default 17.5 CCF is the average of the city's stated typical winter (10) and summer (25) use. The city has approved tiered water rates starting April 1, 2027; they are not used.
- Garbage: the city fee schedule's weekly cart prices (effective January 1, 2026) raised 8% for the July 1, 2026 increase Republic Services lists for the City of Redmond; the actual July 2026 prices were not published where we could read them.
- Electricity: Pacific Power Schedule 4 prices in effect April 1, 2026, with the 1.5% public purpose charge, system benefits and Energy Trust charges and the BPA credit folded into the per-kWh price. Gas: Cascade Schedule 101 rates effective October 31, 2025, without the public purpose charge. We did not find Redmond's electric or gas franchise fees, so no franchise add-on is included; Central Electric Cooperative serves some homes outside Pacific Power's area.
