How these numbers are made
- Property tax: the Benton County 2026-27 consolidated rate for code area 0901 (City of Corvallis, Corvallis SD 509J), $19.2276 per $1,000 of assessed value, which the county's Table 6a labels its tentative consolidated tax rate; code area 0901 holds most of Corvallis's assessed value. Oregon has no homestead exemption.
- The starting assessed value ($269,851) is our estimate: Corvallis's Census median home value ($502,900) times code area 0901's real property assessed value divided by its real property Measure 5 value on the 2026-27 roll ($6,107,225,707 / $11,381,551,987, about 0.54), because the county publishes no median assessed value for Corvallis homes.
- Measure 5 compression is not modeled: the county's Table 6c reports about $1.49 million of compression loss in code area 0901, most of it from the school district's local option levy, so homes whose assessed value is close to market value pay less than shown.
- Water and sewer: City of Corvallis single-family rates from February 1, 2026 (3/4" meter $24.60 plus the Level 1 consumption rates; wastewater $25.57 plus $4.07 per hcf). Homes in Levels 2 and 3 pay higher water rates. Sewer volume is billed on winter average or actual use, whichever is less; the calculator uses this month's use. The page starts at about 6 hcf, the use at which the Level 1 rates give the City's $40.82 average residential water charge ((40.82 - 24.60) / 2.70).
- Other monthly City Services bill charges are listed separately: stormwater $12.26, transportation maintenance $12.27 (the City's fee table shows $12.28), sidewalk $2.40, transit operations $6.07 from July 1, 2026, urban forestry $3.90, police $18.62 and fire $21.46 per residential meter equivalent, and the $1.48 low-income assistance fee, as set by Council resolutions.
- Garbage: Republic Services' 2026 residential cart rates in the City's franchise rate table (effective January 1, 2026; the 3.57% residential increase was automatic under the franchise index). Electricity: Pacific Power Schedule 4 prices in effect April 1, 2026 with the public purpose, system benefits, Energy Trust charges and BPA credit folded into the per-kWh price; times 1.015 for the 1.5% city fee line (Corvallis's 5% electric right-of-way fee; OAR 860-022-0040 puts the first 3.5% in rates and requires the excess be separately stated on bills in the city); Consumer Power, Inc. is also a franchised electric utility in Corvallis. Gas: NW Natural Schedule 2 rates effective October 31, 2025, times 1.0294 for the 2.94% City of Corvallis franchise fee that NW Natural bills as a separate line (Ordinance 2025-53 sets the fee at 5.94% of gross revenue; OAR 860-022-0040 puts the first 3% in rates and requires the excess be separately stated on bills in the city); new rates take effect October 31, 2026.
- Gas and electricity: we add the city fee lines (gas: Corvallis's 5.94% franchise fee less the 3% included in rates; electric: the 5% fee less the 3.5% included in rates) to both the fixed charge and the per-unit charges (x 1.0294 and x 1.015), since each is a percentage of the bill; NW Natural's October 31, 2026 filing is not included.
