Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Pay the property tax in full by the November 15 due date3% off

Paying the full year by November 15 takes 3% off; paying two-thirds takes 2% off. The one-third installment gets no discount. If the 15th falls on a weekend or legal holiday, the due date moves to the next business day.

How: Pay Jackson County Taxation online, by mail (postmarked by the due date) or at a county drop box.

  • Seniors and disabled homeowners: property tax deferral

If you qualify, the Oregon Department of Revenue pays your county property taxes on November 15 each year. A lien is placed on the property and deferral accounts accrue 6 percent interest yearly. The household income limit for 2026 is $70,000.

How: File the application with the county assessor by April 15, or late from April 16 to December 1 with a fee.

  • Disabled veterans and surviving spouses: property tax exemption$27,092 or $32,512 off assessed value

Veterans with disabilities of 40 percent or more, and qualifying surviving spouses or partners, may exempt $27,092 or $32,512 of their homestead's assessed value. The amount increases by 3 percent each year.

How: File the claim with the county assessor on or before April 1.

  • Low-income households: City utility discount30% off, up to $400 a year

Ashland Municipal Utility lists an electric, water and sewer discount program: 30% with a maximum of $400 each year. Household income must be at or below 200% of the Federal Poverty Level; participants must apply yearly, and the program year is July 1 to June 30.

How these numbers are made
  • Property tax uses Jackson County code area 0501 (City of Ashland), 2026-27 rates from the county's tax rate sheet. Rates sum to 15.8368 per $1,000 of assessed value.
  • Starting value is the Census median owner-occupied value ($583,800) scaled by the code area's real-property total assessed value over taxable real market value (3,322,403,426 / 5,251,013,000) to approximate assessed value.
  • Water is priced in CCF (100 cubic feet). The city sets different tier breakpoints for November-April and May-October; the calculator uses a year-round blend that averages the rates where the seasons differ (3-5 CCF and above 36 CCF). Fixed water charge = $19.25 customer charge + $18.15 meter charge for a 0.75 inch meter.
  • Sewer is $37.48 plus $0.05418 per cubic foot of billed water use; the city bills the quantity charge on winter-average use above 400 cubic feet, so the calculator may overstate it for households that use more water in summer.
  • Gas adds Ashland's 2% franchise fee to Avista's Schedule 410 charges. Electricity is from the City of Ashland; the 25% electric users tax is folded into the entered electric fixed charge and per-kWh rates (x1.25), so it applies to electric only and not to gas.
  • Garbage uses Recology's July 1, 2025 inside-city rates (the 2026 rate sheet was not found). Fees on the city utility bill (storm drain, street user, parks, public safety, wildfire) are listed separately.
  • Nothing here is legal, tax or insurance advice.
