How these numbers are made
  • Property tax: $21.9692 per $1,000 of assessed value, the county's 2025-26 consolidated billing rate for code area 051.58 (Table 6a), which holds about 17,900 of Beaverton's 20,099 single-family tax lots in Metro's RLIS data. The 2026-27 table was not posted yet, so last year's rate is used; that total includes the Beaverton urban renewal line (0.5121) as the county table adds it. Oregon has no homestead exemption, Measure 5 compression is not modeled, and the county table shows no flat charges for this code area.
  • The starting assessed value ($319,740) is the median assessed value of Beaverton's 20,099 single-family tax lots in Metro's RLIS taxlot data (last updated July 17, 2026, so it is the 2025 roll). Use the assessed value on your statement.
  • Water: City of Beaverton rates adopted for July 1, 2026 ($27.55 monthly meter charge and $7.47 per CCF for all use). The City water system serves most of Beaverton; some southern and western addresses are served by Tualatin Valley Water District and pay TVWD rates instead. The page starts at 9 CCF a month because the City publishes no typical use.
  • Sewer and stormwater: the City's July 8, 2026 resolution (base $41.64 and $2.70 per CCF of average winter use; stormwater $14.66 per ESU). The page prices sewer use on this month's water use as a stand-in for the winter average. The General Services Fee ($9.50 per EDU a month; its start date was not confirmed) and the Street Maintenance Fee ($5.00, effective August 1, 2026, rising by $5 a year) are added as monthly utility bill charges, counted as one equivalent dwelling unit.
  • Garbage: the citywide rates effective October 1, 2025 as posted by WM, billed by your franchised hauler. Electricity: PGE Schedule 7 effective July 8, 2026 with the 1.5% public purpose charge folded in (not on the $1.24 low-income charge), starting at 784 kWh a month, PGE's typical Schedule 7 customer. Gas: NW Natural Schedule 2 effective October 31, 2025, starting at 53 therms; the October 31, 2026 rates are not included. The 5% city franchise fee/privilege tax (2015 council action; the City's current rate was not confirmed) is applied to both energy bills.
  • Insurance: the 2023 Oregon statewide average homeowners premium (NAIC data in the Insurance Commissioner's January 2025 briefing).
  • A $9.50/EDU general services fee was proposed to council in July 2026 (agenda bill); adoption was not verified from an official source, so it is left out.
  • Nothing here is legal, tax or insurance advice.
