How these numbers are made
- Water and sewer are the Town of Oakland residential rates inside the corporate limits (Ordinance 26-06, effective July 1, 2026, and the town's rates page).
- Trash is Ordinance 25-12's $26.50 a month for a 96-gallon container (a scanned PDF; the town's original copy has been removed, so it is cited from an Internet Archive copy).
- Property tax: 2025 rates per $100 of assessed value, Oakland $0.6342 and Fayette County $0.9310, at 25% of appraised value (0.6342 / 100 x 25% = 0.15855%; 0.9310 / 100 x 25% = 0.23275%). 2026 rates were not found.
- Electricity is Chickasaw Electric's October 2026 RS member cost and per-kWh rate; the rate sheet changes monthly. Typical use is the Tennessee average from EIA.
- Natural gas is not modelled: the Fayette County directory lists Hardeman-Fayette Utility District as a gas distributor but no source shows which gas utility serves houses inside Oakland. Insurance is Tennessee's 2022 statewide average (NAIC via Triple-I).
- Trash fee is modelled as monthly and billed on the town utility bill; the archived scanned ordinance does not state either, and the town trash page is JS-only.
- Nothing here is legal, tax or insurance advice.
How Oakland compares
A typical Oakland house against the 36 Tennessee cities we cover, using the same default numbers as the total above.
| Per year | Oakland | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 0.39% | 0.61% | lower than 34 of the other 35 Tennessee cities we cover |
| Water | $439 | $517 | lower than 23 of the other 35 Tennessee cities we cover |
| Sewer and utility-bill fees | $899 | $776 | higher than 25 of the other 35 Tennessee cities we cover |
| Trash | $318 | $240 | higher than 25 of the other 28 Tennessee cities we cover |
| Electricity and gas | $1,656 | $2,424 | lower than 32 of the other 35 Tennessee cities we cover |
| Home insurance | $1,492 | $1,492 | in the middle of 31 other Tennessee cities we cover |
| Total | $6,052 | $7,044 | lower than 28 of the other 35 Tennessee cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
