How these numbers are made
  • Columbia Power & Water Systems (CPWS) bills electricity and water; the City's $17 monthly sanitation fee is charged on the same utility bill. Water (residential, inside city limits): $20.10 customer charge (minimum bill) plus $4.32 per 1,000 gallons up to 8,000 gallons, $4.92 to 20,000 and $5.22 above, each plus the $0.05 per 1,000 gallons amortization charge. Some addresses may instead be on the Maury County Water System.
  • Sewer (City of Columbia Wastewater, inside city limits, FY 2026-27 budget): $20.87 monthly user charge plus $6.82 per 1,000 gallons of water used. We found no residential stormwater fee on Columbia utility or tax bills.
  • Property tax: Tennessee assesses a house at 25% of its appraised value and sets rates per $100 of that assessed value. 2026 is a Maury County reappraisal year, and both governments adopted certified (lower) rates: City of Columbia $0.6068 and Maury County $1.369 (which funds the county's general purpose schools, debt service, highway, solid waste and other funds). On appraised value that is 0.6068 / 100 x 25% = 0.152% for the city and 1.369 / 100 x 25% = 0.342% for the county, 0.494% in all. City and county taxes are billed and paid separately. Tennessee has no general homestead exemption; relief programs for seniors, disabled owners and disabled veterans are listed as tips.
  • The starting home value is the Census median value of owner-occupied homes in Columbia ($308,700, 2020-2024), a market value; enter your appraised value from the Maury County Assessor (values were reset by the 2026 countywide reappraisal).
  • Electricity: CPWS residential rate for October 2026, $22.14 customer charge and 10.201 cents per kWh including that month's TVA fuel cost adjustment. The residential rate has a single energy charge with no seasonal tiers; only the fuel part changes month to month (archived 2023-24 CPWS sheets ranged from about 9.9 to 10.4 cents), so the current month stands in for the year. Typical use: Tennessee's 2024 residential average from EIA (1,154 kWh a month).
  • Natural gas: Atmos Energy Schedule 210 (effective June 1, 2026), customer charge averaged over the year (5 months at $25.20, 7 at $27.20 = $26.37) and $0.9147 per Ccf including the June 2026 purchased gas adjustment, which changes over time; $0.9147 / 1.037 = about $0.882 per therm. Both are raised 5% for the City of Columbia franchise fee, which Atmos bills pro rata to customers in the city (Atmos tariff Sheet 70 lists Columbia at 5.0%, collected as an addition to the bill): $27.69 a month and about $0.926 per therm. Typical use: about 46 therms a month, from EIA's Tennessee residential totals.
