How these numbers are made
  • Water: City of Alcoa Rate A, residential inside city, effective January 1, 2026: $20.80 minimum covering the first 2,000 gallons, $4.90 per 1,000 gallons above. Sewer: Rate A residential inside city, $20.50 base plus $7.25 per 1000 gal. of water, billed on at most 15,000 gallons. No typical water use is published, so the page starts at its default.
  • Stormwater: the City's FAQ says residential units pay a flat $3 per month; a 2016 notice described a $4 to $12 neighborhood-based schedule from 2017, so your fee may differ.
  • Property tax (the county freeze is a county program; no City of Alcoa freeze was found): 2026 rates per $100 of assessed value (converted here to a share of appraised value by dividing by 100 and by 4): City of Alcoa $1.41 (the certified rate approved on first reading June 9, 2026 per The Daily Times; second reading was expected June 26 and not confirmed) and Blount County $1.29 (adopted FY 2026-27). Homes are assessed at 25% of appraised value. The county rate is assumed to apply inside Alcoa as well. Tennessee has no general homestead exemption. The starting value is the Census median value ($277,100), a market value.
  • Electricity: City of Alcoa Electric Department residential rate effective September 2026 (the energy charge is reposted monthly, so other months differ). Typical use is the Tennessee residential average from EIA (1,154 kWh a month). Insurance is the 2022 NAIC Tennessee average.
  • Not included: natural gas (no gas utility serving Alcoa homes was found, so there is no gas line), recycling (Waste Connections; no fee found), and any charges specific to one property.
  • Nothing here is legal, tax or insurance advice.
