How these numbers are made
- Water and sewer: Water Authority of Dickson County (WADC) rates effective February 1, 2025 (sewer customer charge from July 1, 2025): water $6.50 a month plus $10.50 per 1,000 gallons (the rate for the first 500,000 gallons, which covers any household's use); sewer $18.50 a month plus $11.75 per 1,000 gallons of metered water. WADC bills monthly. We found no City of Fairview stormwater fee; the City's FY 2027 budget ordinance says its stormwater projects are funded by grants and the general fund. We could not confirm how many Fairview homes are on public sewer rather than septic; the sewer line applies only to homes connected to WADC sewer, and septic owners pay $0 for sewer.
- Garbage: we found no City of Fairview trash service, so no trash charge is counted. Residents hire a private hauler or take household trash and recycling to Williamson County's Fairview Convenience Center, which the county says residents can use at no charge.
- Property tax: Tennessee assesses a house at 25% of its appraised value. 2026 rates per $100 of assessed value: City of Fairview $0.8404 (Ordinance 2026-09, up from $0.5904) and Williamson County $1.30 inside Fairview (county general fund $0.26, General Purpose School Fund $0.77, general debt service $0.15, rural debt service $0.09, solid waste $0.03), $2.1404 in all, or 0.535% of appraised value. Williamson County last reappraised in 2025. Tennessee has no general homestead exemption; the freeze and relief programs are listed as tips.
- The starting home value is the Census median value of owner-occupied homes in Fairview ($390,200, ACS 2020-2024), a market value; at 2026 rates its tax is about $2,088. Enter your appraised value from the Williamson County Property Assessor for your own figure.
- Electricity: Middle Tennessee Electric's residential rate (RS), $21.81 basic service charge, and a year-round average per-kWh price (base rate plus TVA fuel cost adjustment) from four posted schedules weighting summer, winter and transition months equally: 11.181¢ per kWh. Some MTE schedules are Internet Archive copies. Typical use: Tennessee residential averages from EIA (1,154 kWh and about 46 therms a month).
- Gas: Spire Tennessee (Piedmont's Tennessee business) Rate 301 from October 1, 2026, monthly charge and total per-therm rate averaged over 5 winter and 7 summer months, plus the 5.0% the tariff adds for customers on the Fairview system: $15.87 a month and $1.3904 per therm. Insurance: Tennessee's 2022 average HO-3 premium (NAIC via Triple-I).

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
