How these numbers are made
- Water and sewer are Town of Collierville inside-city rates from the Fiscal Year 2027 fee schedule (Resolution 2026-17, adopted June 8, 2026; the step-up for this year was set by Ordinance 2024-05). Water: $4.75 customer service charge plus $5.12 base rate for a 3/4-inch meter = $9.87 a month, plus $2.22 per 1,000 gallons. Sewer: $4.82 plus $12.54 = $17.36 a month, plus $2.91 per 1,000 gallons of water, capped at 20,000 gallons for homes. The calculator converts your water use in CCF to gallons.
- The Town utility bill also carries the $32 monthly sanitation fee, the $6.90 monthly residential stormwater user fee and the new $5.00 monthly street infrastructure maintenance fee (from July 1, 2026).
- Property tax: Tennessee assesses a house at 25% of its appraised value and sets rates per $100 of that assessed value. 2026 rates: Town of Collierville $1.62 and Shelby County $2.702382 (general fund $1.252382, debt service $0.29, schools $1.16). On appraised value that is 1.62 / 100 x 25% = 0.405% for the town and 2.702382 / 100 x 25% = 0.676% for the county, 1.081% in all. The town and the county send separate bills. Collierville Schools receives a share of the county's school tax (allocated by average daily attendance) plus Town funding, so there is no separate school rate. Tennessee has no general homestead exemption; relief and freeze programs are listed as tips.
- The starting home value is the Census median value of owner-occupied homes in Collierville ($485,900, 2020-2024), a market value; enter your appraised value from the Shelby County Assessor, whose values come from the 2025 countywide reappraisal (the next is scheduled for 2029).
- Electricity: MLGW Schedule RS (January 2026), $16.64 service charge less the $1.54 hydro credit = $15.10 a month; per-kWh energy charges are the plain average of summer, winter and transition rates (four months each) for the first 500 kWh and for additional kWh, plus the average of the 12 monthly TVA fuel cost adjustments from October 30, 2025 to October 2, 2026 (2.930 cents), giving 12.727 and 12.609 cents per kWh.
- Gas: MLGW Schedule G-3 (outside Memphis), $10.42 a month plus $0.583 per ccf for the first 100 ccf and $0.490 above, plus the plain 12-month average of the purchased gas adjustment (October 30, 2025 to October 2, 2026, $0.134 per ccf), converted to therms at 1.037 therms per ccf. The adjustment is highest in winter, so heating-season bills run above this average. Typical use: Tennessee residential averages from EIA (1,154 kWh and about 46 therms a month). Insurance: Tennessee's 2022 statewide average premium (NAIC via Triple-I).
