How these numbers are made
- Water (North West Utility District, residential 3/4-inch meter): the $29.75 minimum bill includes the first 1,000 gallons, so the page uses $22.24 a month plus $7.51 for every 1,000 gallons used. The district's rates page also lists 1-inch ($45.18 minimum) and 2-inch meters. No typical household use is published, so the page starts at its default use.
- Sewer (Hamilton County WWTA, rates effective October 1, 2026): $20.45 per 1,000 gallons of metered water plus an $8 Private Service Lateral Program fee that applies only to gravity-sewer customers. The sewer minimum bill ($28.69 for meters under 1 inch) only matters below about 2,000 gallons a month. Homes on septic pay no sewer charge. Sewer follows metered water, and the page's default use (9 ccf, about 6,700 gallons a month) is an assumed starting point, not a published typical use, so enter your own.
- Garbage: Soddy-Daisy officials told a local news station that trash pickup is paid through city taxes, so no separate fee is added; confirm on your bill, as no city budget or ordinance was found. A second can is $7.25 a month.
- Property tax: Tennessee assesses a house at 25% of its appraised value and sets rates per $100 of that assessed value. 2026 rates: City of Soddy-Daisy $1.1000 and Hamilton County $1.5157 (general fund $0.8563, school fund $0.6540, district road fund $0.0054), $2.6157 in all. The Hamilton County Trustee collects county and city taxes. Tennessee has no general homestead exemption.
- The starting home value is the Census median value of owner-occupied homes in Soddy-Daisy ($256,600, ACS 2020-2024), a market value from before the 2025 reappraisal. Home insurance is the Tennessee statewide average for 2022 (NAIC via Triple-I). Electricity: EPB Base Rate Plan, $9.81 plus the 9.095¢ energy charge and the average of 11 monthly TVA fuel cost adjustments (2.816¢), 11.911¢ per kWh; typical use is EPB's 40 kWh a day household average. Natural gas is not shown: the city's gas supplier and rates were not confirmed.
