How these numbers are made
  • Lawrenceburg Utility Systems (LUS) provides electric (power bought from TVA), natural gas, water and wastewater. Water inside city: $15.04 minimum charge plus $0.5340 per hundred gallons ($5.34 per 1,000 gallons). Wastewater inside city: $20.53 minimum charge plus $0.73216 per hundred gallons ($7.3216 per 1,000). These are the April 1, 2024 rates, the latest LUS publishes; the page does not say whether the minimum includes any gallons.
  • Property tax: Tennessee assesses a house at 25% of appraised value at rates per $100 of assessed value. City rate $0.8364 and Lawrence County's 2026 certified rate $1.4825 per $100: 0.8364/100 x 25% = 0.209% and 1.4825/100 x 25% = 0.371%, 0.580% in all. County and city taxes are billed separately. Tennessee has no general homestead exemption. Lawrence County also charges an annual solid waste fee to county residents, which we could not quantify and is not included.
  • Electricity: LUS November 2025 residential schedule (latest posted): $24.81 customer charge and 10.483 cents per kWh including that month's TVA fuel adjustment; the fuel part changes monthly. Typical use is Tennessee's 2024 residential average from EIA (1,154 kWh a month).
  • Natural gas: LUS August 2025 inside-city residential rate: $3.00 minimum and $1.433 per ccf, i.e. $1.433 / 1.037 = about $1.382 per therm; no gas tax or franchise fee is modelled. The gas cost changes with the purchased gas cost. Typical use about 46 therms a month from EIA's Tennessee residential totals.
  • Garbage: the $14.43 monthly residential fee is from the city code (MTAS copy). Council minutes show Ordinance 1447 amending the Title 17 refuse service fees (readings Dec 11, 2025 and Jan 8, 2026, passed unanimously) but we could not find its fee schedule, so the true fee may differ and the annual garbage line may be understated. The starting home value is the Census median (market value), not an assessed value.
