How these numbers are made
- Water (Eastside Utility District, rates effective August 1, 2026): $11.21 monthly minimum for a 5/8-inch meter, which entitles the customer to use water to the value of the charge (the first 748 gallons), then $4.53 per 1,000 gallons up to 50,000 gallons. We add $4.53 on all gallons, so the water figure is about $3.39 a month high. Sales tax is added by Eastside where applicable (Eastside's table shows 9.25%, so bills run about 9% higher) and is not included. The page starts at the default 9 CCF of use because no utility-published typical use was found.
- Sewer: the City of Collegedale rate for water-meter billed users, $14.70 per 1,000 gallons of water used with a $23.50 monthly minimum, effective July 1, 2025 (city code; reported by the Chattanoogan). The city's sewer rate follows the City of Chattanooga's regional rate, so it may have changed after July 2026.
- Garbage is free to residential households and paid from city general revenue. No stormwater fee or other flat charge was found on Collegedale tax bills.
- Property tax: Tennessee assesses a house at 25% of its appraised value and sets rates per $100 of assessed value. 2026 rates: City of Collegedale $1.0690 and Hamilton County $1.5157 (general fund $0.8563, school fund $0.6540, district road fund $0.0054), $2.5847 in all, which is 0.646% of appraised value. The Hamilton County Trustee collects county and city taxes. Tennessee has no general homestead exemption. The starting home value is the Census median ($365,100, ACS 2020-2024), a market value from before the 2025 reappraisal.
- Electricity and gas: EPB and Chattanooga Gas rates (EPB Base Rate Plan with the average of 11 monthly TVA fuel cost adjustments; Chattanooga Gas R-1 with average customer charge and purchased gas adjustment). Home insurance is the Tennessee statewide average for 2022 (NAIC via Triple-I).
