How these numbers are made
- Hendersonville Utility District bills water and sewer. Water from July 1, 2026: $11.50 minimum bill covers the first 2,000 gallons, then $4.90 per 1,000 gallons. Sewer: $14.00 minimum for the first 2,000 gallons of metered water, then $6.15 per 1,000 gallons, plus the Metro Water Services treatment charge of $3.20 on every 1,000 gallons; we fold the Metro charge on the first 2,000 gallons into the fixed part ($14.00 + 3.20 x 2 = $20.40) and 6.15 + 3.20 = $9.35 per 1,000 gallons above 2,000. Tennessee sales tax on water sales is not included.
- Property tax: Tennessee assesses a house at 25% of its appraised value and sets rates per $100 of that assessed value. City of Hendersonville $0.5883 and Sumner County $1.4210 (of which $0.7144 is the General Purpose School fund). Tennessee has no general homestead exemption; relief and freeze programs are listed as tips. The starting value is a market median sale value, not an assessed value; enter your appraised value from the Sumner County Assessor.
- Trash: the city says standard weekly collection fees by Waste Pro are included in the annual property tax bill. Neither city page says whether that is funded inside the property tax rate or listed as a flat per-house charge, and no amount is published, so we count $0 and the true cost may be higher if it is a flat charge; confirm with the city (615-822-1000) or a sample tax bill. The backdoor figure of about $24 a month is the city FAQ's estimate.
- Electricity: Cumberland Electric Membership Corporation's Schedule RS, a $39.00 base charge plus the average of its summer (11.308¢), winter (10.982¢) and transition-month (10.239¢) energy-plus-fuel rates, four months each: 10.843¢ per kWh. Nashville Electric Service also serves some Hendersonville addresses; check your bill. Typical use is Tennessee's EIA residential average.
- Not included: natural gas (Piedmont serves much of the city; no readable current tariff was found), the city's stormwater fee (no amount found) and any parcel-specific charges.
