How these numbers are made
  • Water and sewer are the town's rates effective July 1, 2026 (Ordinance 26-06-02, Fee Structure Resolution 26-06-08): water $11.30 minimum + $4.80 per 1,000 gallons; sewer $16.00 minimum + $7.00 per 1,000 gallons. The ordinance does not say the minimum includes any gallons, so none are assumed free.
  • Trash is the first-cart fee of $21.25 a month in the town fee structure; the board planned $22.25 for 2027.
  • Property tax: Town of Atoka $0.7685 per $100 (FY 2027 budget ordinance) and Tipton County $1.3417 per $100 (2026 rate), each x 25% assessment = 0.192% and 0.335% of appraised value. No state homestead exemption is modelled.
  • The starting value is the Census median ($320,700, market value). Electricity is Southwest Tennessee EMC's residential rate for October 2026 ($29.00 + 10.812¢/kWh, TVA fuel adjustment included). Gas (Munford) and insurance are not included.
  • Nothing here is legal, tax or insurance advice.
