How these numbers are made
- Property tax: Arkansas assesses a home at 20% of market value. For the 2025 taxes due Oct. 15, 2026, a home inside Springdale in the Washington County part of the Springdale School District carries 54.4 mills: school 39.8, city 8.1 and county 6.5 (state millage report). The $261,800 Census median is market value, not assessed. Homestead credit is $600 off the bill.
- Water: Springdale Water Utilities inside-city rates effective October 1, 2026: the $16.40 minimum covers the first 1,000 gallons and is entered as the first tier; usage after that is priced by the published blocks (per thousand gallons or portion thereof), plus $0.40 a month Safe Drinking Water Act fee. Rates step up again each October 1 through 2028. White River Rural Water System customers and outside-city customers pay different rates and are not modelled.
- Sewer: inside-city rates effective October 1, 2026: $23.40 minimum including the first 1,000 gallons, then $7.17 per thousand gallons for the next 24,000 gallons (the same water gallons are used for sewer; the next blocks, which apply only above 25,000 gallons a month, are not modelled).
- Trash: $20.33 a month for trash and recycling from CARDS Recycling, billed on the water bill, effective February 1, 2026. Springdale's cart size is not stated.
- Electricity: SWEPCO residential tariff as in the Fayetteville model (5 summer months, 7 other months, weighted), the Energy Cost Recovery (fuel) charge is not included because its current per-kWh figure is not in the rate book, 4% municipal tax for Springdale. Ozarks Electric Cooperative and Carroll Electric also serve the Springdale area and may serve more homes; they are not modelled. Gas: Black Hills Energy Arkansas October 2026 rates with the 4% Springdale franchise; Ccf to therms by 1.037. The electric and gas 4% rates happen to be equal. Insurance is Arkansas's 2022 statewide average premium.
- Part of Springdale lies in Benton County with a different county and city millage (7.1 and 5.51); this page models the Washington County part.
