Ways to pay less
Nothing here applies to every house automatically. These are worth checking:
Homeowners 65+ or disabled: freeze your assessed valueValue frozen
If you qualify for the homestead credit and are 65 or older or disabled, the taxable assessed value of your home can be frozen at its value at the next assessment date after you turn 65 or become disabled. Your tax can still change if millage rates change.
How: Apply for the freeze with the county assessor's office.
Seniors 62+ or on Social Security Disability: reduced trash fee$11.50 a month instead of $13.69
Waste Management offers a reduced fee of $11.50 (plus tax) per month, billed quarterly in advance, for regular trash and recycle service to people 62 or older and citizens on Social Security Disability.
How: Set up regular service first, then apply at Farmington City Hall with ID showing date of birth or a Social Security benefit printout.

How these numbers are made
- Property tax: Arkansas assesses a home at 20% of market value. For the 2025 taxes due Oct. 15, 2026, a home inside Farmington in the Farmington School District carries 51.1 mills: school 40.1, city 4.5 and county 6.5 (state millage report). The $304,800 Census median is market value, not assessed; the 2026 millage is billed in 2027. Homestead credit is $600 off the bill.
- Water: Washington Water Authority October 2026 rate brochure: $35.17 minimum bill + $2.40 meter fee + $0.40 health department fee = $37.97 a month fixed, plus $12.27 per 1,000 gallons; the brochure does not say how many gallons the minimum bill includes, so none are treated as included. The brochure text is a scan, so some figures are read from its image. Parts of Farmington are served by the City of Fayetteville water department (listed on the city's utilities page); not modelled.
- Sewer: no Farmington residential sewer rate schedule was found, so sewer is modelled at $0 and is missing. Farmington buys sewer treatment from Fayetteville under a contract; some Valley View homes are billed by Washington County Improvement District #5 through the water bill. Treat the total as understated. The city's utilities page lists no sewer provider; a rate was not found, so the total leaves out a sewer bill most homes likely pay.
- Trash: Waste Management $13.69 a month plus tax, billed quarterly, recycling included; the cart size is not stated. Sales tax on the trash charge is not included in the yearly figure.
- Electricity: SWEPCO residential tariff as in the Fayetteville model (5 summer months, 7 other months, weighted), fuel charge not included, 6% municipal tax for Farmington. Ozarks Electric Cooperative also serves Farmington (June 2026 rates: $27 customer charge, $0.08986 per kWh first 1,000 kWh in Nov-Apr, $0.09986 May-Oct, plus fuel adjustment) and may serve as many homes; it is not modelled and which serves most homes was not established.
- Gas: Black Hills Energy Arkansas October 2026 rates with the 4.25% Farmington franchise; Ccf to therms by 1.037. Insurance is Arkansas's 2022 statewide average premium. The electric and gas taxes are modelled as one simple average of the two rates (5.125% = 6% electric and 4.25% gas); it is not weighted by bill size; the gas rate per therm already divides the summed riders ($1.285611 per Ccf) by 1.037.
