How these numbers are made
- Property tax: Arkansas assesses a home at 20% of market value and applies the total millage. For the 2025 taxes due Oct. 15, 2026, a home inside Centerton in the Bentonville School District carries 61.9 mills: school 46.8, City of Centerton 5.4 and Benton County 9.7, which includes 2.6 mills for NorthWest Arkansas Community College, so we show the county as 7.1. On market value that is 1.238%, about $4,190 on the $338,500 Census median before the $600 homestead credit. The state report footnotes voluntary millages including a Centerton fire department millage; we could not tell whether it is inside these totals. Parts of Centerton in other school districts carry different millage.
- Homestead credit: Arkansas's homestead property tax credit takes up to $600 off the tax bill of an owner-occupied home (Act 330 of 2025); we subtract $600 from the tax. A later increase to $675 is not included.
- Water and sewer: Centerton Utilities inside-city residential rates. Water: $20.50 base fee (3/4" meter) plus the $0.40 Safe Water Act fee and the $1.50 BWRPWA Cap Improvement Fee, then $7.73 per 1,000 gallons. Sewer: $17.26 base plus $7.99 per 1,000 gallons of water used. The $3.00 monthly meter replacement fee listed for 3/4" meters is not included; the rate page does not say whether every house pays it.
- Garbage: WM is the city's trash provider, but no residential price was found in a published source, so no trash cost is counted in the total.
- Electricity: Carroll Electric Rate 1 (in effect on its rates page); the model has no seasons, so the rate above 500 kWh is a 7-winter-month, 5-summer-month blend (11.456 cents in winter, 12.397 in summer); a wholesale power cost adjustment, any franchise fee or sales tax is not included. Carroll and SWEPCO both serve parts of Centerton; Carroll is shown as the utility for most houses, which we could not confirm by address. Typical use is Carroll Electric's 2024 residential average from EIA.
- Gas: Black Hills Energy Arkansas October 2026 residential rates, $15.51 a month plus $1.2078 per Ccf in delivery, cost of gas and riders (1.1647 per therm), both multiplied by 1.04 for Centerton's 4% franchise tax; typical use is Arkansas's 2024 average from EIA. Insurance is Arkansas's 2022 statewide average premium.
- Electric modelling: winter (Oct-Apr) usage over 500 kWh is 11.456 cents; summer (May-Sep) is modelled at 12.397 cents for all kWh, blended into the second tier.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
