Ways to pay less
Nothing here applies to every house automatically. These are worth checking:
Switch to the 64-gallon trash bin cartUp to $62 a year
Your cart costs $25 a month; the smallest costs $20. Worth it if you rarely fill it.
How: Call your garbage hauler.
Homeowners 65+ or disabled: freeze your assessed valueValue frozen
If you qualify for the homestead credit and are 65 or older or disabled, the taxable assessed value of your home can be frozen at its value at the next assessment date after you turn 65 or become disabled. Your tax can still change if millage rates change.
How: Apply for the freeze with the county assessor's office.

The City of Siloam Springs gives customers who are 65 or older, or permanently disabled, a $5 discount on each monthly electric bill.
How: Contact Utility Billing at 479-524-5136 ext. 1; the discount starts when the paperwork is turned in for processing.
Age 65+ or permanently disabled: discounted trash rate$8.45 or $13.65 instead of $20.13 or $25.32
Customers who are 65 or older, or permanently disabled, are charged $8.45 instead of the regular $20.13 for a 64-gallon trash bin, and $13.65 instead of the regular $25.32 for a 96-gallon trash bin.

How these numbers are made
- Property tax: Arkansas assesses a home at 20% of market value and applies the total millage. For the 2025 taxes due Oct. 15, 2026, a home inside Siloam Springs in the Siloam Springs School District carries 56.8 mills: school 44.2, city 5.5 and Benton County 7.1. On market value that is 1.136%, about $2,519 on the $221,700 Census median before the homestead credit. The Siloam Springs school district extends into Washington County; this page uses Benton County.
- Homestead credit: Arkansas's homestead property tax credit takes up to $600 off the tax bill of an owner-occupied home (Act 330 of 2025); we subtract $600 from the tax. Lawmakers voted in April 2026 to raise it to $675 for later years; that is not included.
- Water and sewer: City of Siloam Springs inside-city rates. Each bill's first 1,000 gallons is covered by the minimum charge ($15.869 water, $21.475 sewer), so we use the minimum as the fixed charge and price use above 1,000 gallons. Sewer is priced here at $4.521 per 1,000 gallons, the rate for 1,000 to 20,000 gallons. Outside-city customers pay more; those are not shown. The city's ordinance of Dec. 16, 2025 schedules 4% yearly water and sewer increases from 2026. The rates used are those on the city's Fees & Rates page, which shows no effective date; a Dec. 2025 news report gave $15.25 water and $21.47 sewer as the minimums before the increase, so the water figure appears to be the 2026 rate while the sewer figure matches the pre-increase rate and may be about 4% low.
- Garbage: the city's regular residential rate for a 96-gallon trash bin, $25.32 a month, or $20.13 for a 64-gallon bin, as listed on the city's Residential page, which shows no effective date. A Dec. 26, 2025 news report gives older rates of $17.50 and $22.02 and a 20% solid-waste increase for 2026; the city page's figures are 15% above those, so they may not be the final 2026 rates. Confirm with Utility Billing at 479-524-5136 ext. 1.
- Electricity: City of Siloam Springs residential rate, $13.24 per month plus $0.10136 per kWh. The monthly power cost adjustment (a pass-through of the city's wholesale power costs) varies and is not included; EIA reports the city's 2024 residential average at 11.65 cents per kWh. Typical use is the city's 2024 residential average from EIA, about 862 kWh a month. Any city franchise fee is not shown on the rate page and is not included.
- Gas: Black Hills Energy Arkansas October 2026 residential rates converted from Ccf to therms (divided by 1.037), with typical use from EIA's Arkansas residential average. Insurance is the Arkansas average premium.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
