Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Homeowners 65+ or disabled: freeze your assessed valueValue frozen

If you qualify for the homestead credit and are 65 or older or disabled, the taxable assessed value of your home can be frozen at its value at the next assessment date after you turn 65 or become disabled. Your tax can still change if millage rates change.

How: Apply for the freeze with the county assessor's office.

How these numbers are made
  • Property tax: Arkansas assesses a home at 20% of market value and applies the total millage. For the 2025 taxes due Oct. 15, 2026, a home inside Searcy in the Searcy Special School District carries 40.6 mills: school 35.7, city 0.8 and White County 4.1. On market value that is 0.812%, about $1,530 on the $188,500 Census median before the $600 homestead credit. Homes in the Riverview School District pay 40.9 mills. Voluntary millages, if any, are not included.
  • Homestead credit: we subtract $600, the credit on the bills due in 2026 (Act 330 of 2025). The Census median is a market value, not the assessor's figure.
  • Water and sewer: Searcy Water Utilities rate sheet effective July 2026: $11.64 plus $2.67 per 1,000 gallons for water; $11.86 plus $3.96 per 1,000 gallons for wastewater. The sheet's $1.00 residential sewer lift-station addition is not included. Typical use is not published, so the page starts at its default.
  • Garbage: the city's $18.00 monthly residential fee, shown as "Sanitation / 1 can" on the Searcy Water Utilities July 2026 rate sheet and set by Ordinance 2023-44, billed on the water and wastewater bill. The rate sheet's sample bill also shows state, county and city tax lines that are not included here.
  • Electricity: Entergy Arkansas Schedule RS present rates from its 2026 rate case notice with the riders listed there: customer charge $8.40 times 1.512609 (FRP rider +52.4369% and tax adjustment -1.1760% of base revenue) = $12.71; energy $0.07124 (June-September $0.07392 for 4 months, October-May $0.06990 for 8) times 1.512609, plus $0.01795 per kWh of CCR, ECR, EECR, FLCF, GGR and MISO riders = $0.12671; plus the 3.8197% Searcy franchise billing factor (Entergy's franchise rider, effective 3/2/26). Typical use is Entergy Arkansas's 2024 residential average (EIA). First Electric Co-op serves some addresses and is not modelled.
  • Gas: not priced. Summit Utilities Arkansas's RS-1 tariff (customer charge $17.51; distribution $0.73831 per Ccf for the first 15 Ccf and $0.59566 above) is published, but the current Gas Supply Rate and riders are only on Summit's interactive rates page, so no gas total is shown. Summit's tariff franchise tax for Searcy is 4.25%. Insurance is Arkansas's 2022 statewide average premium, the latest year in the Triple-I table of NAIC data.
