Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Homeowners: claim the Arkansas homestead property tax credit

The state homestead property tax credit reduces the real property taxes assessed on the homestead of each property owner. Homeowners must apply for the credit with the county assessor's office.

How: Apply with the county assessor's office.

  • Homeowners 65+ or disabled: freeze your assessed valueValue frozen

If you qualify for the homestead credit and are 65 or older or disabled, the taxable assessed value of your home can be frozen at its value at the next assessment date after you turn 65 or become disabled. Your tax can still change if millage rates change.

How: Apply for the freeze with the county assessor's office.

  • Special collection for bulky items

The Special Collection Request program is a service provided by the Sanitation Department to the city residents to dispose of large bulky items.

How: Offered by the city's Sanitation Department for residents.

How these numbers are made
  • Property tax: Arkansas assesses a home at 20% of market value and applies the total millage. For the 2025 taxes (payable 2026), a Maumelle home carries 56.3 mills in the state report: Pulaski County Special School District 40.7, City of Maumelle 7.1 (5 general, 2.1 library) and Pulaski County 8.5. We subtract the $600 homestead credit. The starting value is the Census median market value, not the assessor's.
  • Water: Maumelle is outside the Little Rock and North Little Rock city limits, so CAW's outside-city residential rates are used: $14.57 + $1.00 + $0.90 = $16.47 a month for a 5/8" meter, plus the $15.67 Maumelle Water Management debt-service charge from the long-term column of CAW's Maumelle table, and $3.65 / $4.73 / $5.82 per CCF. The table's columns are separate surcharges, not alternatives: CAW's schedule says the transition one ran about 24-30 months and the intermediate one about 10 years from consolidation, and only the long-term one about 25-30 years. Only the long-term charge is counted; if the intermediate ($4.92) is still billed, a bill would run up to that much more a month.
  • Sewer: North Little Rock Wastewater's $7.47 per CCF, billed on average winter water use, no separate monthly charge; the 4 CCF minimum ($23.92) matters only for homes using under 4 CCF. Garbage: $23.13 a month, the city residential rate on CAW's sanitation page; the city provides recycling and yard-waste pickup weekly.
  • Electricity: Entergy Arkansas Schedule RS present rates from its 2026 rate case notice (a case still pending), a year-round weighted average of the first 1,500 kWh block, with the formula rate plan and tax adjustment riders on the customer and energy charges and the per-kWh riders added. Typical use is EIA's 2024 residential average for Entergy Arkansas.
  • Gas: Summit's final rate order (docket 23-079-U) sets an $17.51 residential customer charge, but its per-Ccf distribution rate and current Gas Supply Rate could not be read from a public page, so gas is priced at Arkansas's 2025 average residential price from EIA, $19.25 per thousand cubic feet (total price paid). A 4.25% franchise adjustment applies on Summit bills in Maumelle and on CAW water and sewer bills inside the city; Entergy Arkansas's Municipal Franchise Adjustment Rider lists Maumelle at 4.25% (2026 billing factor 4.25%), applied here to electric bills. Insurance is Arkansas's 2022 statewide average premium.
  • Water fixed charge also includes the $15.67 Maumelle Water Management long-term debt-service charge for a 5/8" meter, read from the current CAW 'Maumelle Debt-Service Rates' table (image linked from carkw.com/customer-service/water-rates/debt-service-charges/); the table has no text layer.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
