How these numbers are made
- Property tax: Arkansas assesses a home at 20% of market value and applies the total millage. For the 2025 taxes due Oct. 15, 2026, a home inside Pea Ridge in the Pea Ridge School District carries 56.67 mills: school 45.1, City of Pea Ridge 4.47 and Benton County 7.1. On market value that is 1.133%, about $3,370 on the $297,500 Census median before the $600 homestead credit. The state report footnotes voluntary millages (county roads and emergency medical services); we could not tell whether they are inside the totals. Parts of Pea Ridge in the Rogers School District carry different millage (41.6 school, 5 city, 9.7 county).
- Homestead credit: Arkansas's homestead property tax credit takes up to $600 off the tax bill of an owner-occupied home (Act 330 of 2025); we subtract $600 from the tax. A later increase is not included.
- Water and sewer: Pea Ridge Water Utilities inside-city rates in effect June 1 to December 31, 2026, as printed in the city's September 2026 bond Official Statement and matching the 2026 rate sheet on the utility's website. Water: $22.43 minimum covers the first 1,000 gallons, then $0.757, $0.874 and $0.990 per 100 gallons by tier (shown per 1,000 gallons). Sewer: $19.50 minimum covers the first 1,000 gallons of water used, then $6.05 per 1,000 gallons. Water rates step up on January 1, 2027.
- Garbage: the city's trash page lists curbside collection by Republic Services at no extra charge, so no trash cost is counted. Extra carts are billed separately by Republic and are not included.
- Electricity: Carroll Electric Rate 1, same schedule as the nearby city of Centerton; the model has no seasons, so the rate above 500 kWh is a 7-winter-month, 5-summer-month blend (11.456 cents winter, 12.397 summer); any wholesale power cost adjustment, franchise fee or sales tax is not included. The city lists both Carroll and SWEPCO; Carroll is shown for most houses, which we could not confirm by address. Typical use is Carroll Electric's 2024 residential average from EIA.
- Gas: Black Hills Energy Arkansas October 2026 residential rates, $15.51 a month plus $1.2078 per Ccf in delivery, cost of gas and riders, both multiplied by 1.03 for Pea Ridge's 3% franchise tax; typical use is Arkansas's 2024 average from EIA. Insurance is Arkansas's 2022 statewide average premium.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
