How these numbers are made
- Property tax: 2025 rates per $100 (a consistent year; official 2026 school and college rates were not found): City of Mission $0.5580, Hidalgo County $0.5750, Mission CISD $1.1130 (Texas Comptroller 2025 rates file), South Texas College $0.1620. Hidalgo County Drainage District No. 1, Hidalgo County flood/other districts and any MUD or PID levies are not included.
- Water and sewer: city rate table; the page does not state the unit of the variable rate, and we read it as per 1,000 gallons. The base charge covers the first 999 gallons. Sewer is billed on water used.
- Trash: $17.39 a month for one residential container (city ordinance) plus $4.00 brush/debris service and the $3.00-a-month city drainage fee per residential dwelling unit (Ordinance 5243); the drainage fee is reflected on the utility bill.
- Electricity: Mission has no city electric utility; we use the EIA Texas residential average of 16.06 cents per kWh and 1,096 kWh a month. Natural gas is not modeled.
- Value: Census median market value $175,700; the appraisal district median taxable value was not obtained. Insurance is the Texas 2022 average.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
