Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+ or disabled: extra school exemption$60,000 off school taxable value

How: File the residence homestead exemption application (Form 50-114) with the appraisal district.

  • Disabled veterans rated 100%Total exemption

A disabled veteran awarded 100 percent disability compensation for a service-connected disability, and rated 100 percent disabled or individually unemployable, gets a total property tax exemption on the homestead.

How: The application is Form 50-114. Exemption applications are filed with the appraisal district in your county.

  • Veterans and active duty: 10% off water and sewer10% off water and sewer

The City of The Colony reduces the water and sewer dollar amount on the bill by 10% for military veterans and active-duty members who enroll.

How: Enroll in the utility office or online.

  • Your winter water use sets your sewer charge

For residential accounts, consumption on your bills from December to March is used to calculate your new sewer charge, which shows on your bills from April to March.

How: Questions: City of The Colony Customer Services, 972-625-2741.

  • Free leak checks3 free checks every 6 months

The city's utility fee schedule allows 3 free leak checks in a 6-month period; after that each check is $25.

How these numbers are made
  • The Colony bills water, sewer, drainage, trash and recycling together on one monthly city utility bill, so we calculate yours from the city's published rates and what you tell us.
  • Garbage: Republic Services' residential rates for June 1, 2025 to May 31, 2027, $16.29 for trash plus $6.32 for recycling, $22.61 a month in all (one 95-gallon cart of each; bulky and green waste included).
  • Water: the inside-city 2025-2026 rates (the FY 2027 master fee schedule for Oct 1, 2026 to Sep 30, 2027 carries the same water rates), $23.47 a month for a 5/8-inch meter including the first 2,000 gallons, then $5.31, $6.63, $7.08 and $7.71 per 1,000 gallons in blocks at 15,000, 25,000 and 40,000 gallons; Zone 5 customers pay higher commodity rates, and a 3/4-inch meter costs $31.12. Sewer: $22.74 a month (5/8-inch) plus $4.78 per 1,000 gallons over 2,000; the city sets it from December to March use, and we use this month's water as a stand-in. Drainage: $4.00 a month. The fee schedule also lists an 'SRF Loan $2.92/mo' fee without saying who pays it, so it is not included.
  • Electricity: most of The Colony is in the retail-choice market where Oncor delivers power and you pick a retail plan; some homes are served by CoServ Electric instead. Rather than pick one plan, we use EIA's Texas average residential price, 16.06 cents per kWh (year to date through July 2026), with no separate monthly charge, and EIA's 2024 Texas average of 1,096 kWh a month. Gas: Atmos Mid-Tex Rate R for RRM-tariff cities (The Colony is listed as an ACSC city) from Oct 1, 2026, $24.40 a month plus $1.03839 per Ccf and Rider GCR gas cost of $0.85017 per Ccf from Atmos's example bill (actual GCR changes monthly), converted to therms (1.037 therms per Ccf); typical use 40.7 Ccf (42.2 therms). Franchise fee and tax riders are not included. Insurance: the 2022 Texas average premium.
  • Property tax: 2026 adopted rates (bills mailed this fall, due by Jan 31, 2027), City of The Colony $0.6275, Denton County $0.183394 and Lewisville ISD $1.0778 per $100 (1.888694% in all), with the $140,000 school homestead exemption and the city's 5% homestead exemption (state law sets a $5,000 minimum). Over-65, disabled and veteran exemptions are tips, not applied. The starting value, $464,462, is the city's 2026 average homestead taxable value ($441,239) divided by 0.95 to add back the 5% city exemption; it is an average, already reflects the 10% homestead cap, and is somewhat low because some homesteads also have over-65 or disabled exemptions. Denton County has no hospital, college or flood district tax. Part of The Colony is in Little Elm ISD rather than Lewisville ISD, and we found no residential MUD (the city's PID No. 1 covers Grandscape, which is commercial).
