How these numbers are made
- College Station Utilities bills electricity, water, sewer, garbage, drainage and roadway maintenance together on one city bill, so we calculate yours from the FY 2027 fees, rates and charges resolution the City Council adopted unanimously on Aug. 27, 2026 (effective Oct. 1, 2026; metered electric, water and wastewater rates were unchanged from FY 2026).
- Garbage: $23.35 a month for the single-family 70-gallon cart with weekly garbage, brush and bulky pickup and recycling. Drainage $7.90 and roadway maintenance $10.55 a month per single-family home are added as flat fees.
- Water: $14.05 a month for a 3/4-inch meter plus $3.00, $3.95, $4.85, $5.70 and $6.65 per 1,000 gallons in blocks at 10,000, 15,000, 20,000 and 25,000 gallons. Sewer: the $22.55 service charge covers the first 4,000 gallons and each 1,000 gallons after that is $4.50, up to the $49.70 maximum at 10,000 gallons; we model this as $4.55 plus $4.50 per 1,000 gallons capped at about 10,033 gallons, which matches the schedule from 4,000 gallons up but runs low for homes using under 4,000 gallons.
- Electricity: Rate Schedule R, $7.00 a month plus 13.66 cents per kWh (11.87 energy + 1.79 Transmission Delivery Adjustment), with no seasonal difference; typical use 1,096 kWh a month, EIA's 2024 Texas residential average. Some homes inside the city are served by Bryan Texas Utilities instead, on BTU's own College Station residential rate. Gas: Atmos Mid-Tex Rate R from Oct. 1, 2026 (College Station is an Atmos Cities Steering Committee city under the Rate Review Mechanism tariff), $24.40 a month plus $1.03839 per Ccf and Rider GCR gas cost of $0.85017 per Ccf from Atmos's average-bill example, converted to therms (1.037 therms per Ccf); typical use 40.7 Ccf (42.2 therms) from that example. Franchise fee and tax riders are not included.
- Property tax: 2026 adopted rates from the Brazos County Truth in Taxation summary: City of College Station $0.530254, Brazos County $0.443474 and College Station ISD $0.9702 per $100 (1.9759% in all), with the $140,000 school homestead exemption and the city's 5% homestead exemption ($5,000 minimum; 2025 Brazos CAD exemption table, the latest published). Brazos County has no general homestead exemption. Over-65, disabled and veteran exemptions are tips, not applied. The starting value, $388,551, is the city's median-valued homestead from its 2026-27 taxpayer impact statement ($369,123) grossed up for the city's 5% homestead exemption: the statement prices the median homestead's city bill as the rate times $369,123 with nothing taken off ($0.530254 per $100 x $369,123 = $1,957 for 2026; $0.511872 x $369,123 = $1,889 for 2025), so we read $369,123 as the value after the 5% exemption and use $369,123 / 0.95 = $388,551. At that value the page's city line is $0.530254 per $100 x ($388,551 - 5% = $369,123) = about $1,957, matching the city's own estimate. Brazos CAD does not publish a 2026 median or average homestead market value for the city that we could cite.
- Not included: municipal utility district taxes in some newer areas, and homes in the south of the city that get water from another utility (such as Wellborn Special Utility District) or electricity from BTU.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
