How these numbers are made
- Water and sewer: City of Kyle inside-city rates in effect from October 1, 2025 for a 5/8- or 3/4-inch meter, shown in the FY 2026-27 budget fee schedule as the FY 2026 approved rate; the FY 2026-27 budget adopted by council keeps water, wastewater and storm drainage rates unchanged. Sewer is billed on winter-average use; the calculator uses your monthly use.
- Garbage: the October-March full retail rate ($30.05, includes the 10% franchise fee and sales tax) plus the $2.63 monthly solid waste admin fee. A 2.5% solid waste increase starts April 1, 2027 and the April-September rate is higher; both are not in this figure. Stormwater: $5.00 a month for single-family homes.
- Property tax: 2026 rates per $100 (City of Kyle 0.5460 as reported by CBS Austin, county 0.4097, Hays CISD 1.1400), with the $140,000 school, 20% or $40,000 city and 1% or $5,000 county homestead exemptions (exemption table is the county's 2025 list). The city's meeting record lists $0.5600 in an ordinance title, but the adopted rate was reported as $0.5460. Starting value is the Hays CAD median market value of homesteads in Kyle (2026 certification). Many Kyle homes sit in MUDs, PIDs or WCIDs (e.g. Plum Creek, Hays County WCID) or in San Marcos CISD, which are not included.
- Electricity: Pedernales Electric Cooperative flat residential rate (Service Availability Charge $32.50; per kWh $0.022546 delivery + $0.020688 transmission + $0.0659 base power). The 4.50% franchise fee is shown as a percentage. Some Kyle addresses are served by other providers (e.g. Austin Energy or Bluebonnet) and are not modeled.
- Gas: Texas Gas Service Central-Gulf small residential rate sheet 10-CG, the one that lists Kyle ($21.36 monthly; $0.87646 per Ccf; the company's newer statewide sheet dated June 24, 2026 shows $23.08 and $0.92086, so this may be slightly low) plus the 2025 12-month average cost of gas ($5.50 per Mcf = $0.55 per Ccf), divided by 1.037 to convert Ccf to therms; riders and the franchise fee are left out. Usage is the average small-residential Mcf from the company's filing.
