How these numbers are made
  • Property tax uses the citywide rate of $1.06 per $100 of assessed value (FY 2027, through June 30, 2027). Homes in the Downtown Business Overlay or Route 17 taxing districts pay an extra $0.105 or $0.24 per $100.
  • The starting value is the city’s FY 2027 median residential sales price estimate, a market figure; Virginia has no homestead exemption for ordinary owners.
  • Trash is $30.00 a month billed on the tax bill, counted once as the trash charge. Stormwater is $7.50 a month for one ERU, the single-family charge.
  • Water is $12.29 per CCF plus the $17.75 monthly meter service charge, at the city’s 5 CCF average-bill use. Sewer adds $7.97 city collection and $9.84 HRSD treatment per CCF, $17.81 together; HRSD’s $0.45 daily minimum is below that at typical use.
  • Electricity: Dominion Schedule 1 rates and riders weighted over the year (June-September generation block rates for 4 months, October-May for 8), the $7.58 customer charge plus Suffolk’s $3.00 maximum electric utility tax at 1,078 kWh. Gas: Virginia Natural Gas October 2026 rates plus the $3.00 maximum gas utility tax. Community Electric Cooperative and Columbia Gas (Northern Suffolk) serve some homes at other rates.
  • Insurance is the Virginia statewide average premium, not a Suffolk figure.
