How these numbers are made
  • Property tax: the City of Radford rate of 84 cents per $100 of assessed value, approved by council in April 2026 for FY 2027 (raised from 82 cents), as reported by Cardinal News. Radford is an independent city, so there is no separate county or school district rate. Virginia has no general homestead exemption; the city's senior and disabled relief is in the tips. Car (personal property) tax is not included.
  • The starting value is the Census median value of owner-occupied homes ($220,700, 2020-2024). It is a market value; the city says it assesses at 100% of fair market value, but we found no assessor median.
  • Water: City of Radford rates effective July 1, 2026. The $36.32 minimum monthly charge covers 4,000 gallons, then $9.08 per 1,000 gallons up to 100,000. Sewer: $18.24 minimum covers 2,000 gallons, then $9.12 per 1,000 gallons over 2,000; we assume all water is billed for sewer.
  • Electric: $20.00 customer charge plus the Radford utility tax of $.01505 per kWh capped at $3.00 a month (counted at the cap, as a typical house uses more than 200 kWh), so $23.00 fixed. Energy $0.09863 plus the $0.061670 wholesale power cost adjustment per kWh. State and local consumption taxes on electricity are not included.
  • Gas: we could not confirm who serves Radford houses with natural gas, so no gas cost is included; some houses may use gas or other fuels. Insurance is the Virginia statewide average for 2022; Radford-specific premiums were not found.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
