How these numbers are made
  • Property tax: Sheridan County's 2026 mill levies for the City of Sheridan in School District No. 2: state foundation 12, county general 12, college 4 + 1 + BOCES 0.5, county-wide school 6, district operating 25 + recreation 1, city 8, weed and pest 1 + 1 = 71.5 mills, each multiplied by Wyoming's 9.5% residential assessment ratio and applied to market value. The county treasurer's property-tax page uses an undated 73.00-mill example for a City of Sheridan home; the 2026 county order itemizes only the 71.5 mills used here, and the 1.5-mill difference could not be reconciled to any published levy, so it is not added.
  • The calculator subtracts the 25% homeowner exemption, then applies the 9.5% ratio and the levies. The starting value is the Census median market value, not an assessor figure. Rural fire district levies (3 mills) apply outside the city and are not included.
  • Garbage: $22.49 a month for residential collection per container (FY27 fee schedule; Resolution 31-24's $21.83 raised 1.5% each July 2025 and 2026). Curbside recycling is optional at $3.23 a month per account and is not included. Water: $19.89 base with 1,500 gallons included, then $1.92 per 1,000 gallons for the next 6,000 gallons and $2.63 above that (inside city, 3/4-inch meter; the FY27 schedule's water page, p.22, could not be read, so these are Resolution 55-23 figures; Resolution 55-23 schedules 0% change through July 2026).
  • Sewer: Resolution 56-23 base $14.62 and $2.94 per 1,000 gallons, raised 2.95% each July 2023-2026 to $15.95 and $3.21 (derived from Resolution 56-23; the FY27 fee schedule's sewer page, p.23, could not be read, so these are not a printed FY27 figure). Sewer is billed on December-March average use; the page uses monthly water use.
  • Electricity: Montana-Dakota Rate 10, $1.154 a day and 5.537 cents plus 5.932 cents power supply adjustment per kWh. Gas: Rate 60, $0.879 a day and $4.723 per Dk (0.4723 per therm) effective Oct 1, 2026. Typical use is the EIA 2020 residential survey Wyoming household average (765 kWh and 77.6 therms a month), which is dated. Insurance is a private 2026 statewide estimate for $250,000 dwelling coverage.
