Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Homeowner's exemption: 25% off taxable value

    Owner-occupied homes

How: Removes 25% of the taxable value of an owner-occupied single-family residential dwelling and associated improved land, on the first $1 million of fair market value.

  • Age 65+ with 25 years of Wyoming residential tax: Long-term Homeowner's Exemption

    Long-term homeowners

How: Available to homeowners 65 or older, or whose spouse is 65 or older, who have paid residential property taxes in Wyoming for at least 25 years; the years need not be consecutive.

  • Veterans exemption

    Qualifying veterans

How: Qualifying taxpayers may reduce their property tax liability; the County Assessor's Office determines eligibility.

How these numbers are made
  • Property tax: Sweetwater County 2026 mill levy sheet, Rock Springs tax district 0151, 73.670 mills in total (school district 44.700, college 5.500, county 12.000, city 8.000, Solid Waste District #1 2.910, weed and pest 0.560). Each mill rate is multiplied by Wyoming's 9.5% residential assessment ratio and applied to market value.
  • The calculator subtracts the 25% homeowner exemption from market value first. The starting value is the Census median market value, not an assessor figure.
  • Water: the 7/1/2026 residential schedule; the $21.46 minimum covers the first 268 cubic feet (2.68 CCF), then $0.05145 per cf to 670 cf and $0.03617 per cf above. Sewer: $17.85 minimum (268 cf) then $0.06661 per cf, billed on the average of the 3 lowest months of water use; the page applies sewer to the month's full water use, so at typical use sewer is probably overstated compared with the winter-low billing average.
  • Garbage: the city ordinance caps the residential fee at $27 a month for 2026 (schedule rising $1 a year to $31 in 2030); the fee is used as the rate. Electricity: Schedule 2 combined price (base, riders) $24.24 a month and 11.515 cents per kWh. Gas: Enbridge GSS $12.00 a month plus $8.63324 per Dth (0.863324 per therm).
  • Typical electricity (9,180 kWh a year) and gas (898 ccf, about 77.6 therms a month) use is the EIA 2020 Wyoming household average. The city publishes no typical water use, so the page uses its generic 9 ccf a month assumption for water; EIA is not a water source.
  • Insurance: 2023 Wyoming statewide average premium; no newer Wyoming Insurance Department or NAIC figure was found (NAIC's latest is 2022), and it is not specific to Rock Springs.
  • Nothing here is legal, tax or insurance advice.
