How these numbers are made
  • Property tax: Park County 2025 mill levies for tax district 5 (Cody city, School District 6), 75.5 mills in total: foundation 12, county school 6, school operating 25, general county 12, weed and pest 1, Northwest College 4 plus 1, cemetery 2.5, fire 3, hospital 3, recreation 1, city 5. Each mill rate is multiplied by Wyoming's 9.5% residential assessment ratio.
  • The calculator subtracts the 25% homeowner exemption from market value, then applies the 9.5% ratio and the levies. The starting value is the Census median market value, not an assessor figure. The conservation district mill on the August 2026 ballot is not included.
  • Garbage: weekly rollout service plus the $1.50 recycling and $1.65 bulk item removal fees. Water: $18.20 base plus the $11.00 SMP pass-through for a 3/4-inch meter, plus $3.64 per 1,000 gallons. Sewer: $10.85 base plus $1.98 per 1,000 gallons of water used. Storm drainage: $5.70 a month.
  • Electricity: City of Cody residential base $23.75 a month and 11.45 cents per kWh from 10/1/26; the city sheet lists no separate riders. Gas: Black Hills customer charge $33 plus the 0.5443 $/therm total rate; the gas cost part changes. Typical use is the EIA 2020 Wyoming household average (9,180 kWh and 898 ccf a year).
  • The insurance figure is a 2023 statewide average. The state page does not say whether the 25% homeowner and 50% age 65+ exemptions can be combined.
  • Nothing here is legal, tax or insurance advice.
