How these numbers are made
  • Property tax: the 2025 Woodford County sheet (the 2026 sheet was not out yet), 9.33 per $1,000 in all for a home inside Versailles: state 1.06, county 0.59, schools 6.33, library 0.50, health 0.20 and ag extension 0.16 (together the sheet's 8.84 'less fire') plus the City of Versailles 0.49, which is billed separately. The county fire rate (0.73) is left out because the sheet excludes it for city addresses.
  • The starting value is the Census ACS 2020-2024 median value of owner-occupied homes in Versailles, $286,100; your PVA assessment may differ. Kentucky's $49,100 homestead exemption is only for owners 65 and older or totally disabled, so it is a tip, not taken off the typical bill.
  • Water and sewer: Versailles Municipal Utilities rates effective August 1, 2025 (inside city limits). The city's 2024-20 ordinance raises rates each July 1 by the change in the Consumer Price Index, so current bills may be a little higher. The $0.26 Kentucky River fee is listed under the per-1,000-gallon rates and is added to each water tier here. The sewer per-1,000-gallon rate shown is the first tier (to 150,000 gallons). No typical household use is published, so the page starts at 9 CCF. The rates shown are the August 2025 sheet and are not confirmed for July 2026.
  • Garbage is Rumpke's $17.00 a month for garbage and curbside recycling, billed on the utility bill; the $3.00 cart rental is optional and not included.
  • Electricity: KU Rate RS, $0.58 a day and $0.11234 per kWh plus the August 2026 billing adjustments and the $0.30 Home Energy Assistance charge, as for other KU cities; the 3% franchise fee in the Versailles franchise applies only if the PSC allows KU to pass it through, and we did not confirm it appears on bills, so it is not added. Gas: Columbia Gas of Kentucky Rate GSR with riders, at 10.37 therms per Mcf. Starting use is KU's 2024 Kentucky residential average and Kentucky's 2025 residential gas average from EIA. The 3% Woodford County Schools utility tax (the 'Utility' rate for Woodford County on the Kentucky Department of Education's 2025-26 tax-rate sheet; KU's tariff passes school utility taxes to bills as a rate increase under KRS 160.617) is added to electricity and gas. The $0.111877 per kWh is KU's $0.11234 less the August 2026 adjustments, after the 0.11% factor, and the fixed charge is $0.58 a day over an average month of 30.4 days with the same factor, plus $0.30.
  • Insurance is the 2022 Kentucky statewide average HO-3 premium (NAIC data via Triple-I), about four years old and statewide, not specific to Versailles; treat it as a rough starting point. Kentucky cities and counties may also levy a tax on insurance premiums, not included.
