Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Owner-occupants: keep the 3% tax cap3% cap instead of up to 8%

Nevada caps the yearly increase in the tax bill of an owner's primary residence at 3%; homes that are not owner occupied get a cap of up to 8%. A recorded ownership document removes the 3% abatement; if that happens you will need to complete a new postcard to retain the 3% abatement for the next year.

How: If you receive the Assessor's postcard, sign it and return it as soon as possible to retain the 3% tax cap. Questions: (702) 455-3882.

  • Veterans: veteran's exemption$3,640 off assessed value

Eligible veterans get $3,640 off assessed value; veterans with a permanent service-connected disability of at least 60% get $18,200 (60-79%), $27,300 (80-99%) or $36,400 (100%).

How: Apply with the Clark County Assessor (DD214 and a Nevada driver's license or ID). To use it on your home's tax bill, apply it to real property by June 15 before the fiscal year starts.

  • Surviving spouses and blind residents: personal exemptions$1,820 surviving spouse; $5,460 blind

The Clark County Assessor lists $1,820 for a surviving spouse and $5,460 for a blind person ($7,280 for a surviving spouse who is blind).

How: Surviving spouse: a copy of the spouse's death certificate. Blind: a certificate from a licensed physician.

  • Seniors 62+ on energy assistance: City senior water and sewer discountHalf the daily water charge

North Las Vegas offers discounted water and sewer rates to low-income senior citizens. The account holder must be enrolled in the Nevada Energy Assistance Program; the discount lasts 12 months.

How: Bring proof of enrollment with the state and proof of age (62 or older) to the City Utilities Department, and renew each year.

How these numbers are made
  • Property tax: Nevada taxes 35% of a home's taxable value; the 2026-27 combined rate in North Las Vegas tax district 250 is 3.3544 per $100 of assessed value (State 0.1700, Clark County School District 0.7500 + 0.5534, North Las Vegas 0.1937 + 0.7300 public safety + 0.2350 street/fire/park + 0.0632 library, plus Clark County levies; Clark County Treasurer). Special improvement district assessments in some neighborhoods are not included.
  • Nevada's abatement caps the yearly increase in an owner-occupied home's tax bill at 3%, so long-held homes pay less than rate x value. We use the Census ACS 2020-2024 median real estate taxes paid in North Las Vegas ($1,854) divided by the median owner-occupied value ($404,400): 0.458% of market value.
  • Water: City of North Las Vegas rates effective 10/1/2026 for a 3/4-inch meter: $0.45 a day x 30 plus the SNWA infrastructure and drought charge of $17.21 a month gives $30.71 fixed; tiers are the City's $2.55, $3.31, $4.31 and $5.56 per 1,000 gallons plus the SNWA commodity charge of $0.67 per 1,000 gallons (effective 1/1/2026). The SNWA reliability charge (0.25% of water use, fees and commodity) is not included.
  • Sewer: the City's 10/1/2026 monthly service fee $5.40 + $19.53 flat up to 5,000 gallons + an additional flat $18.54 above 5,000 gallons = $43.47, assuming a house uses more than 5,000 gallons a month. Garbage: Republic Services' single-family rate of $20.28 a month in the City's 2026-2027 rates, billed on the City water bill. A $0.75 monthly graffiti/community improvement fee is on the same sheet.
  • Electricity: NV Energy Residential Single-Family (RS) from October 1, 2026: $18.00 a month plus $0.11514 per kWh (all rate components and the Universal Energy Charge included; no seasonal prices), at 1,078 kWh, the usage in NV Energy's own sample bill. NV Energy's local government fee is not included.
  • Gas: Southwest Gas SG-RS Southern Nevada tariff effective October 1, 2026: $10.80 a month plus $0.77454 per therm all-in (base + gas cost), at 32 therms a month, Southwest Gas's Southern Nevada average residential use; franchise fees and taxes not included. Insurance: Nevada's 2022 statewide average HO-3 premium (NAIC via Triple-I), not a North Las Vegas figure.
  • Modelling remarks: for a recently bought home the 3% cap helps less, so tax is closer to taxable value x 35% x 3.3544/100 (rough example only: taxable value of $300,000 gives about $3,522; taxable value is not the sale price). Electric: Nevada Power bills may carry seasonal or tiered components and a local government fee; we use the sheet's single total effective rate and could not check the full RS tariff. Insurance is a 2022 statewide figure; premiums in the Las Vegas area may differ. Water, sewer and garbage use the City's 10/1/2026 sheets.
