How these numbers are made
  • Property tax: Carson City's combined 2026-27 rate is 3.5700 per $100 of assessed value in most tax districts (3.5400 in district 2.6), from the Nevada Department of Taxation Redbook table. Because Nevada caps a home's yearly tax increase, we start from the Census ACS 2020-2024 median taxes paid ($1,870) divided by the median home value ($453,000).
  • Water, sewer and stormwater: Carson City Public Works rates effective July 1, 2025 (the latest published sheets found; rates are indexed to CPI each July 1 with a 3% cap, so July 2026 rates may be up to 3% higher). Stormwater uses the 1,600 to 2,400 SF single-family tier.
  • Garbage: Waste Management bills Carson City homes directly; the only published rate found ($18.33 a month, 2019-2021) is out of date, so trash is not counted.
  • Electricity: NV Energy D-1 rates from October 1, 2026 ($18.50 a month and $0.11386 per kWh plus the $0.00039 Universal Energy Charge). Typical use is Sierra Pacific Power's 2024 residential average (EIA). A local government fee on NV Energy bills for Carson City was not found. Gas: Southwest Gas Northern Nevada serves much of Carson City but its current tariff could not be sourced, so gas is not counted.
  • Insurance: Nevada's 2022 statewide average HO-3 premium (NAIC via Triple-I).
  • Sewer: the July 1, 2025 sheet was the latest found; rates adjust each July 1. Tax: Nevada's 3% yearly cap on a primary residence's tax bill (assessed value = 35% of taxable value) keeps many bills below rate x value.
  • Carson City is in NV Energy's northern (Sierra Pacific) territory; confirm on your bill.
  • Water: the July 1, 2025 sheet was the latest found; Carson City adjusts rates each July 1, so current rates may differ.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
