Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Switch to the 35-gallon trash + 64-gallon recycling cartUp to $30 a year

Your cart costs $26 a month; the smallest costs $23. Worth it if you rarely fill it.

How: Call Waste Management customer service at 775-329-8822 to request a different cart option; WM recommends keeping new carts at least 120 days first, and its cart delivery and exchange charge is $61.07.

  • Make sure your home has the 3% tax cap3% cap instead of up to 8%

Nevada limits the yearly increase in the tax bill of an owner-occupied primary residence to 3%; other property is limited to an increase of up to 8%. After a change in ownership, in the owner's name or in the mailing address, the Assessor mails an affidavit and sets the property to the higher cap until a qualifying affidavit is filed.

How: Return the affidavit the Assessor mails you; if you have not filed a claim this fiscal year, file the Partial Abatement Claim Form with the Washoe County Assessor. The abatement level is printed on your tax bill, or call (775) 328-2277.

  • Veterans: $3,640 off assessed value$3,640 off assessed value

Veterans who meet Nevada's service requirements can take a $3,640 assessed-value exemption for the 2026/2027 fiscal year, which can be applied to the real property tax bill.

How: File with the Washoe County Assessor (bring your separation papers the first time); to apply it to your real property tax bill, return the affidavit by June 15 before the fiscal year starts.

  • Disabled veterans (60% or more): $18,200 to $36,400 off assessed value$18,200 to $36,400 off assessed value

For the 2026/2027 fiscal year the exemption is $18,200 of assessed value for a 60% to 79% permanent service-connected disability, $27,300 for 80% to 99% and $36,400 for 100%. A qualifying surviving spouse may also be eligible.

How: File with the Washoe County Assessor with your separation papers and VA documentation of the disability percentage; to apply it to your real property tax bill, return the affidavit by June 15 before the fiscal year starts.

  • Blind residents: $5,460 off assessed value$5,460 off assessed value

Nevada residents whose corrected vision does not exceed 20/200 in the better eye, or whose field of vision is 20 degrees or less, can take a $5,460 assessed-value exemption for the 2026/2027 fiscal year, which can be applied to the real property tax bill.

How: Give the Washoe County Assessor a licensed physician's statement and sign an affidavit of bona fide residency; to apply it to your real property tax bill, return the affidavit by June 15 before the fiscal year starts.

  • Seniors: lower WM garbage rate$20.70 or $17.36 a month instead of $23.15

For a 35-gallon trash cart and 64-gallon recycling cart, WM's Reno senior rate is $20.70 a month and the low-income/senior rate is $17.36, against the regular $23.15. Side-yard service carries no charge for senior or disabled customers.

How: The senior and low-income/senior rates are on WM's City of Reno rate sheet; WM customer service is 775-329-8822.

  • Four free truckloads a year at the transfer stations4 free dumps a year

Reno residents can dispose of one truckload of waste four times a year at no extra cost at WM's transfer stations; bring a recent WM bill or matching ID and be current with payments.

How: Commercial Row Transfer Station (1390 E. Commercial Row) or Stead Transfer Station (13890 Mt. Anderson St.).

  • Benefit recipients: City of Reno sewer rebateYearly one-time payment

Residential owners or renters who get a City of Reno utility bill and receive Energy Assistance Program, Water and Sewer Assistance Program, VA disability, Social Security Disability, SSI or SNAP benefits can get a yearly one-time payment to help with sewer costs; the amount is decided with the city budget.

How: Apply January 1-31 or July 1-31 (once in 12 months) with an eligibility letter dated within the last year.

How these numbers are made
  • Property tax: Nevada taxes 35% of a home's taxable value (land at full cash value plus the building's replacement cost less 1.5% depreciation a year), at a combined 2026-27 rate in Reno of 3.6600 per $100 of assessed value (State 0.1700, Washoe County 1.3917, Washoe County School District 1.1385, City of Reno 0.9598; tax district 1000, Washoe County Treasurer). That is 1.281% of taxable value before the cap.
  • Nevada's abatement caps the yearly increase in an owner-occupied home's tax bill at 3% (up to 8% for other homes), so long-held homes pay much less than rate × value. Because of that, and because taxable value is usually below market value, we start from the Census ACS 2020-2024 median real estate taxes paid in Reno ($2,358) divided by the median value of owner-occupied homes ($548,300): 0.430% of market value. Your real bill is on your Washoe County tax bill; bills since 2020-2024 have risen up to 3% a year for owner-occupants.
  • The tax bill also carries the Central Truckee Meadows Remediation District groundwater fee for parcels served by TMWA, based on each parcel's water use; we add the $7 average per parcel for that group from the county's 2026 fee schedule (a preliminary schedule; Washoe County's sheet marks it as such). Personal exemptions (veteran, disabled veteran, surviving spouse, blind) are amounts of assessed value and are listed as tips, not applied.
  • Water: TMWA's May 2026 Rate Schedule RMWS, $21.87 a month for a 3/4-inch meter and $2.20, $3.30 and $4.39 per 1,000 gallons (to 6,000 gallons, to 25,000, and above), each raised by the 1.5% regional water management fee and then the 5% Reno right-of-way toll (x 1.015 x 1.05), so $23.31 plus $2.34, $3.52 and $4.68. TMWA says a family of four averages about 6,000 gallons a month in winter, and summer use is higher; the page starts at 9 CCF (about 6,700 gallons). Homes in the former South Truckee Meadows GID service area pay TMWA's separate FRMSGID rates. Sewer: the City of Reno's flat $190.59 quarterly single-family charge (3 x $62.73 plus the $2.40 administration charge) is shown as $63.53 a month.
  • Garbage: WM's City of Reno residential rates effective April 1, 2026 (monthly, billed quarterly), including the 14% franchise fee. Electricity: NV Energy D-1 rates effective October 1, 2026 ($18.50 a month and $0.11386 per kWh, plus the $0.00039 Universal Energy Charge); D-1 has one rate for all kWh in every month, but the deferred energy and base energy rates change quarterly. Gas: NV Energy Schedule RNG from October 1, 2026 ($16.00 a month and $0.39948 per therm). The 5% local government fee is the Washoe County figure in NV Energy's own bill examples; the City of Reno rate is not separately published there.
  • Typical use: 686.6 kWh a month, Sierra Pacific Power's 2024 residential average (EIA), and 39.4 therms a month, Nevada's 2024 statewide residential average (EIA), which includes the warmer south; NV Energy's own northern Nevada bill example uses 71 therms. Insurance: Nevada's 2022 statewide average HO-3 premium (NAIC via Triple-I), not a Reno figure; the Nevada Division of Insurance reports that wildfire-related cancellations and declined applications are concentrated in Washoe County.
  • Water: TMWA bills monthly, so the page treats its per-billing-period charge and tier limits as monthly.
  • Nothing here is legal, tax or insurance advice.

How Reno compares

Per yearRenoMedianWhere it falls
Water$479$654lower than 230 of the other 319 cities we cover nationwide
Sewer and utility-bill fees$762$735higher than 152 of the other 284 cities we cover nationwide

Total$6,484$11,671lower than 306 of the other 319 cities we cover nationwide

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
