Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Low incomes: City poverty exemption

An owner who lives in the home may get a poverty exemption from property tax. 2026 limits: household income $15,650 for one person, plus $5,500 for each additional person in larger households; assets $3,141 for the applicant and $7,538 for the household.

How: File Form 5737 with the City Assessor's Office (616-530-7231); the Board of Review decides in March, July and December. The 2026 December deadline is December 7.

  • Disabled veterans: property tax exemption

A disabled veteran, or the unremarried spouse of a deceased disabled veteran, who owns and occupies the home may be exempt, for example when the VA has rated the veteran permanently and totally disabled from military service and entitled to benefits at the 100% rate, or individually unemployable.

How: Give the Assessor's Office Form 5107 with VA documentation of eligibility; the office also asks for a copy of your driver's license.

  • Lower incomes: Michigan Homestead Property Tax CreditUp to $1,900

Tax year 2025 limits: maximum taxable value $165,400, total household resources limit $71,500, phase-out above $62,500, credit limit $1,900.

How: See the Michigan Department of Treasury's Homestead Property Tax Credit information.

  • Income at or below 150% of poverty: DTE Gas income assistance creditUp to $14.50 a month

For a Rate A customer at their primary residence whose total household income does not exceed 150% of the federal poverty level, one of two DTE Gas income assistance credits is applied in all billing months, at the company's discretion; the Residential Income Assistance Service Provision credit is $14.50 a month, equal to the customer charge.

How: Verify receipt in the past 12 months of a Home Heating Credit, State Emergency Relief, Michigan Energy Assistance Program help, Medicaid or SNAP; a customer who cannot verify any of these must complete a self-attestation form and provide it to the utility.

  • Free curbside yard waste pickup once a year

The City picks up yard waste at the curb for free once each year, on the first Saturday in December; the next pickup is December 5, 2026. Brush must be tied in bundles no longer than four feet.

How: Put yard waste at the curb by 6 a.m. that day. Residents can also take leaves, grass and brush to the City yard waste site at 2660 Burlingame Avenue SW with proof of a Wyoming address.

  • Sewer backing up? Call the City before a plumber

Public Works has staff on call 24/7 to respond to a sewer backup at no cost; if the problem is on the City side, the City coordinates the repair at no cost to you.

How: Call Public Works at 616-530-7260.

How these numbers are made
  • Property tax: Wyoming homes get a summer bill (City, Kent County operating, State Education Tax, Kent ISD, Grand Rapids Community College, The Rapid and the local school district) and a winter bill (Kent County special levies and Kent District Library), both collected by the City Treasurer. We use the Wyoming Public Schools area (12,074 of the City's 26,780 parcels; Godwin Heights, Grandville, Godfrey-Lee, Kelloggsville, Kentwood, Byron Center and Grand Rapids schools cover the rest at different school rates). Rates: the City's 2026 levy of 12.8768 mills (adopted with the budget on May 18, 2026; it includes 0.4 mill for yard waste), Wyoming Public Schools' 2026 levies from its June 22, 2026 budget resolution (5.50 debt and 0.4458 sinking fund mills, plus 17.5208 operating mills only on homes without a Principal Residence Exemption), and the 2026 countywide levies (Kent County 4.0142, Kent ISD 5.2906, GRCC 1.6603, transit 1.3648) and estimated 2026 winter levies (county 1.9255, library 1.0832). That is 40.1612 mills with the exemption and 57.6820 without it.
  • The countywide 2026 rates come from the City of Walker's 2026 millage sheet because Kent County's own rate pages could not be downloaded; in 2025 every countywide column on Walker's sheet matched the City of Wyoming's 2025 rate sheet (county 4.0605 and 1.9432, Kent ISD 5.3515, GRCC 1.6793, transit 1.3817, library 1.0832). We found no property tax administration fee on the City's rate sheets, so none is added; charges that apply only to some parcels (such as the Kent Industrial Center district) are not included.
  • Taxable value: Michigan taxes the taxable value, which is capped at inflation or 5% a year until a sale; the year after a sale it resets to the assessed value (half of true cash value). We start at the average 2026 taxable value of a residential parcel ($1,920,803,650 over 21,845 parcels = $87,929, which includes duplexes, triplexes, condominiums and vacant residential lots). The median taxable value of the single-family homes in the City's 2026 FOIA assessment roll export is lower, about $74,500. Enter your own taxable value from your bill.
  • Water and sewer: City rates effective July 1, 2026, billed quarterly and divided by 3: water $35.54 ready-to-serve for a 5/8-inch meter ($11.85 a month) plus $2.46 per 100 cubic feet; sewer $26.54 ready-to-serve ($8.85 a month) plus $4.82 per 100 cubic feet. Sewer is billed on 1.15 times winter-quarter water use but never more than the quarter's actual use, so for steady use it is priced on all water use here; the 10-unit quarterly minimum is not modeled. The City publishes no typical household use, so the page starts at 9 CCF a month. There is no separate stormwater fee on the bill.
  • Electricity: the Michigan Public Service Commission's September 1, 2026 bill comparison for Consumers Energy, which includes all surcharges: $9.50 a month with no use plus 23.5 cents per kWh (the step from $9.50 to $244.50 at 1,000 kWh). It is a single-date snapshot, not a seasonal average. Typical use is 628 kWh a month (EIA 2024: Consumers Energy residential sales over customers).
  • Gas: DTE Gas Rate A: $14.50 a month plus the $2.26 2026 IRM surcharge, and per Ccf the $0.44732 distribution charge, the $0.03221 energy waste reduction surcharge, the average April to June 2026 gas cost recovery factor ($0.350) and the $0.050 GCR reservation charge, converted to about $0.848 per therm (1.037 therms per Ccf); the September 2026 rate order (U-21973, about $2.87 a month more for a typical bill) is not yet reflected. Typical use is about 69 therms a month (EIA Michigan residential average). Trash: Wyoming residents hire a licensed private hauler, so no trash price is counted. Insurance: the 2022 NAIC statewide average premium for Michigan (HO-3), the latest figure the Insurance Information Institute publishes. It is older than the other numbers here and current quotes are likely materially higher, so the total is probably understated; enter your own premium.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.

Questions to ask your candidates

Each one starts from a number above. Any candidate can answer them.

1. Property tax rate

The fact: Wyoming's property tax rate is 5.77%, higher than 309 of the other 314 cities we cover nationwide. The rate adds up every agency on the bill, not only the city.

2. Water

The fact: Water here costs about $408 a year at typical use, lower than 259 of the other 319 cities we cover nationwide.
