How these numbers are made
- Property tax: we use the Michigan Treasury's 2025 total rate for the City of Lincoln Park, Lincoln Park Public Schools: 52.7609 mills with a Principal Residence Exemption and 70.7609 without one (the 18-mill difference is the school operating levy). 2026 rates for Lincoln Park were not found online. The city, county and school pieces are not split out here.
- Taxable value: Michigan taxes taxable value, capped each year until a sale. We start at half of the Census median value of owner-occupied homes ($131,000), about $65,500. Long-time owners usually have a lower taxable value; enter yours from your bill.
- Water and sewer: the City's new rates took effect September 1, 2026: $6.31 water and $8.48 sewer per unit of water. We start at 4 units a month, the City's own example of 12 units a quarter (about $248). We treat a unit as one Ccf (748 gallons), the unit GLWA bills; the City's rate sheet could not be downloaded, so this is an assumption, and no fixed charge is counted because none was found in a source. Figures are approximate; check your bill.
- Electricity: MPSC Sept 1, 2026 comparison for DTE Electric, $10.00 plus 22.401 cents per kWh including surcharges. Gas: DTE Gas Rate A as in neighboring Michigan pages, about $0.848 per therm plus $16.76 a month. Insurance: 2022 NAIC statewide average premium for Michigan (HO-3); it is four years old and may understate today's cost.
- Trash: Priority Waste serves Lincoln Park; we found no separate trash fee in the city's documents, so $0 is counted, but this is unverified: Michigan cities sometimes fund trash through a millage or a line on the tax bill. No flat yearly charges were found.
- Electricity: DTE Electric is assumed to serve Lincoln Park (Wayne County); no official territory quote was found.
- Electricity: part of Lincoln Park is served by Wyandotte Municipal Services rather than DTE Electric; DTE rates are shown as the default and may not apply to your address.
- Principal Residence Exemption modelled as the full 18-mill local school operating levy (Treasury says 'up to 18 mills'; the 2025 rate table shows 18 mills between the two columns for Lincoln Park Public Schools).
- The 18-mill difference between the two columns equals the cap in Treasury's 'up to 18 mills'.
