Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+ who have owned and lived in the home 10+ years: senior property tax exemption50% of the first $200,000 of value

The senior exemption takes 50 percent of the first $200,000 off the taxable value of a qualifying home; the state reimburses local taxing entities. Once approved it stays in place until the home changes ownership.

How: Apply to the Douglas County Assessor between January 1 and July 15.

  • Veterans rated 100% permanent and total disabled: property tax exemption50% of the first $200,000 of value

For qualifying disabled veterans, 50 percent of the first $200,000 of the actual value of their primary residence is exempted, and the state reimburses the county treasurer.

How: Apply to the Douglas County Assessor between January 1 and July 15.

  • Owners 65+ or called to active military service: defer property taxes

Colorado residents 65 or older and people called into active military service may postpone paying property taxes on their home.

How: Apply to the Douglas County Treasurer between January 1 and April 1; apply again each year.

  • Taxpayers 60+ or with disabilities: Tax Work-Off Program

Douglas County taxpayers 60 or older, or with disabilities, can work off part of their Douglas County property taxes by meeting temporary needs in County departments.

How: Contact the Douglas County Human Resources Department, which runs the program.

  • Replace lawn: turf removal discount$750 discount

PWSD and the South Metro Water Supply Authority offer $750 turf removal discounts to PWSD customers through Resource Central, first come, first served until funds run out for the year.

How: Apply on the Resource Central Lawn Replacement website.

  • Free sprinkler system audit

How these numbers are made
  • Property tax: Colorado taxes a home on its actual value times an assessment rate times the mill levy. For 2025 taxes (paid in 2026) the residential rate is 6.25% for local government and 7.05% for schools. We use Douglas County tax district 0803, a Town of Parker area inside Parker Water & Sanitation District with no metropolitan district: Douglas County 19.774 mills, Town of Parker 2.602, South Metro Fire Rescue 12.250, Parker Water & Sanitation District 5.771, Douglas Public Library 3.519, Urban Drainage & Flood Control 0.900 plus 0.100 (South Platte), and Cherry Creek Basin Water Quality Authority 0.450, all at 6.25%, and Douglas County School District RE-1 39.752 plus 5.776 debt service at 7.05%. That is 90.894 mills, about 0.6045% of actual value, or roughly $3,907 on the $646,300 Census median.
  • Many Parker subdivisions, especially newer ones, are also inside a metropolitan district, whose levy (from under 1 mill to about 88 mills in the 2025 list) is not included; some areas are outside Parker Water & Sanitation District's levy or inside a downtown business improvement district. Check your own tax district on your Notice of Valuation or tax bill. For 2026 taxes (billed in January 2027) the local government rate becomes 6.8% after 10% of the first $700,000 of actual value is removed, and schools stay at 7.05%; the 2026 mill levies are set in December, so we show 2025. The senior and disabled-veteran exemptions are tips, not applied.
  • Water: Parker Water & Sanitation District 2026 residential rates, a $35.02 water service fee plus the $4.50 long-term water fee each month, then $2.72 per 1,000 gallons for the first 6,000 gallons, $5.31 up to 18,000 gallons and $10.95 above. Some Parker subdivisions get water from Cottonwood, Pinery, Stonegate, Compark or Meridian instead, at different rates.
  • Sewer: $13.82 a month plus $10.68 per 1,000 gallons of winter quarter average use, or actual use if lower. We use the district's 4,200-gallon figure for homes without a winter average ($58.68 a month) and cap billed sewer flow there, so summer watering does not raise the sewer charge. The Town of Parker stormwater fee, $9.53 a month in 2026, is added from the same bill.
  • Garbage: the Town of Parker does not provide trash or recycling service; any hauler bill is not included.
  • Electricity and gas: CORE's residential rate has a demand charge based on your highest hour of use between 4 and 8 p.m., so we use the July 2026 CAMU survey cost for 700 kWh ($124.92): the $20.00 basic charge plus $0.1499 per kWh for everything else (energy, demand and adjustments), with Parker's 4% excise tax on CORE bills added to both, at CORE's 2024 average residential use of 864 kWh a month (EIA). Gas is Colorado's 2025 average residential price of $11.17 per thousand cubic feet ($1.077 a therm), including fixed charges, at the state's 2024 average of 57.4 therms a month; any Parker franchise fee on Xcel gas bills is not included. Sales taxes are not included.
