How these numbers are made
- Property tax: Colorado taxes a home on its actual value times an assessment rate times the mill levy. About 59% of Erie's housing units are in Weld County (8,144 of 13,828 in the State Demography Office's 2024 estimates), so we use Weld County tax district 3207, an Erie district without a metropolitan district. For 2025 taxes (paid in 2026) it levies 107.296 mills: 49.579 local mills (Weld County 15.956, Northern Colorado Water 1.000, Town of Erie 13.237, Mountain View Fire 16.342, High Plains Library 3.044) at 6.25%, and St. Vrain Valley RE-1J's 57.717 mills at 7.05%. On actual value that is about 0.717%, about $5,279 on the $736,500 Census median.
- Metropolitan districts: in Weld County's December 2025 certifications, metropolitan districts that levy a tax hold about $361 million of the Town's $453 million Weld County assessed value, so most Weld County homes in Erie pay one; their 2025 levies are mostly about 47 to 71 mills (Vista Ridge 47.000, Colliers Hill 60.8 to 63.5, Erie Commons No. 2 63.516, Erie Highlands No. 2 87.680). On the $736,500 median, Vista Ridge's 47 mills add about $2,164 a year (736,500 x 6.25% x 47 / 1,000). None is included; check your tax bill. Some Weld County areas are in Frederick-Firestone Fire (15.559 mills) instead of Mountain View Fire.
- Boulder County side (about 41% of housing units): Boulder County levies 24.046 mills instead of Weld County's 15.956, and many homes there are in Boulder Valley School District RE-2 (48.044 mills) rather than St. Vrain. For example, tax area 1400 (Boulder Valley RE-2, Erie, Northern Colorado Water, Urban Drainage, Mountain View Fire, High Plains Library) totals 106.613 mills for 2025, about 0.705% of actual value; St. Vrain areas such as 1392 total 116.286 mills, about 0.773%. Boulder County homes in Flatiron Meadows, Erie Farm, Parkdale, Rex Ranch, Jay Grove, Brennan and other metropolitan districts pay more. Boulder County owners pay the Boulder County Treasurer. The senior and disabled-veteran exemptions are tips, not applied.
- Water, sewer and storm drainage: Town of Erie 2026 single-family rates, a $22.21 monthly service charge for a 3/4-inch meter and $6.48, $8.10, $12.12 and $18.14 per 1,000 gallons for the first 5,000, next 10,000, next 10,000 and over 25,000 gallons. The page starts at 8,000 gallons a month (10.7 CCF) and charges wastewater ($10.30 plus $9.45 per 1,000 gallons) on 4,000 gallons of winter use, the residential example in the Town's 2024 rate study; your sewer charge uses your own December to February average. We add the $13.72 monthly storm drainage fee per single-family residential equivalent.
- Electricity and gas: Erie homes are split between United Power and Xcel Energy. United Power's 2026 residential rate includes a demand charge that depends on how you use power, so we use its 2024 average residential price of 15.75 cents per kWh (all charges) at its average use of 811 kWh a month (EIA); Xcel's 2024 average was 15.05 cents at 600 kWh. Gas is Colorado's 2025 average residential price of $11.17 per thousand cubic feet ($1.077 a therm) at the state's 2024 average use of 57.4 therms a month. Franchise fees and sales taxes on energy bills are not included.
- Garbage: trash is not a Town service; households (or HOAs) contract a licensed private hauler, so no trash price is included. Insurance: the Colorado Division of Insurance's 2026 county averages do not give a figure for Weld or Boulder County, so we use the Insurance Information Institute's 2022 Colorado average of $2,079.

| Total | $11,321 | $9,880 | higher than 6 of the other 7 Colorado cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
