How these numbers are made
- Property tax: Colorado taxes a home on its actual value times an assessment rate times the mill levy. For 2025 taxes (paid in 2026) Weld County tax district 0068, a Firestone district without a metropolitan district, levies 104.824 mills: 47.107 local mills (Weld County 15.956, Northern Colorado Water 1.000, Town of Firestone 6.805, Frederick-Firestone Fire 15.559, St. Vrain Sanitation 0.316, Carbon Valley Recreation 4.427, High Plains Library 3.044) at 6.25%, and St. Vrain Valley RE-1J's 57.717 mills at 7.05%. On actual value that is about 0.700%, about $3,928 on the $560,100 Census median.
- Metropolitan districts: 158 of the 282 Weld County tax districts that include the Town of Firestone also include a metropolitan district, and in newer subdivisions those levies often add 50 to 70 mills or more. Because they vary by subdivision, none is included; check your own tax district on your Notice of Valuation or tax bill. For 2026 taxes (billed in January 2027) the local-government rate is 6.8% (Weld Assessor), with the state removing 10% of the first $700,000 of actual value for local taxes; the 2026 levies are set in December, so we show 2025. The senior and disabled-veteran exemptions are listed as tips, not applied.
- Water: Town of Firestone 2026 single-family rates, a $40.98 monthly base charge for a 5/8-inch tap and $4.80, $7.20, $10.80, $16.18 and $24.27 per 1,000 gallons for 0-5,000, 5,001-10,000, 10,001-20,000, 20,001-30,000 and over 30,000 gallons. The page starts at 9,500 gallons a month (12.7 CCF), the residential use per account in the Town's 2023 rate study. Barefoot Lakes homes are on Little Thompson Water District instead; we use its 5/8-inch standard residential tap ($45.48 a month plus five tiers), the District's most common tap, and leave out allotment surcharges.
- Sewer and town fees: St. Vrain Sanitation District's flat $36.00 a month (billed $108 a quarter). On the Town utility bill we add the $7.42 monthly stormwater fee for a developed single-family lot up to 10,000 sq. ft. (larger lots pay $9.95 or $17.26) and the $3.48 monthly street light fee.
- Electricity and gas: United Power's 2026 residential rate (R1) has a $22.00 monthly charge, $0.1184 per kWh and a $4.55 per kW demand charge on your highest use, which depends on how you use power, so we use United Power's 2024 average residential price of 15.75 cents per kWh (all charges) at its average use of 811 kWh a month. Black Hills Energy's gas price changes every quarter with its gas cost adjustment, so we use Colorado's 2025 average residential gas price of $11.17 per thousand cubic feet ($1.077 a therm) at the state's 2024 average use of 57.4 therms a month. Town franchise fees and sales taxes on energy bills are not included.
- Garbage: trash is not a Town service; households (or HOAs) contract a private hauler, so no trash price is included. Insurance: the Colorado Division of Insurance's 2026 county averages do not give a dollar figure for Weld County, so we use the Insurance Information Institute's 2022 Colorado average of $2,079.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
Questions to ask your candidates
Each one starts from a number above. Any candidate can answer them.
