How these numbers are made
  • Tax rates are the 2025 Sarpy County levies per $100 for the Papillion-La Vista district inside the City of La Vista (county levy resolution); 2026 levies were not yet published.
  • Water uses MUD Schedule W-1 'Outside City Rates' (2026): $13.02 service charge plus the $5.00 infrastructure charge; the Next 21 CCF and Over 30 CCF rates are summer-only (June-Oct) and are weighted with the winter rate over 12 months. Typical use is MUD's budgeted 109 CCF a year divided by 12.
  • Sewer is billed by the City of La Vista on the MUD bill: $13.49 per month plus $5.39 per ccf ($5.13 + $0.26 temporary). The winter-average cap on spring-to-fall billing is not modelled.
  • Electricity is OPPD Rate 110 weighted 4 summer and 8 non-summer months plus the FPPA. Natural gas is Black Hills Energy Rate Area One residential (monthly charge + SSIR + HEAT, delivery tiers in therms, weather normalization and the September 2026 gas cost factor); the City of La Vista 5% gas occupation tax is added to the fixed charge and both delivery/gas-cost tiers. Trash (private haulers) and insurance are not included.
  • Nothing here is legal, tax or insurance advice.
