Ways to pay less

One change saves this house about $850 a year:

  • Natural gas appliance rebates

    $850 a year

Rebates can be earned for replacing gas or electric water heaters, gas furnaces and for a new or replacement natural gas dryer, up to $850.00 per residential customer per year.

How: Rebate applications must be submitted within 60 days of installation, with proof of purchase and/or installation receipt.

Worth checking

  • Standard homestead exemption

A Georgia owner who lives in the home as a primary residence may be granted a $2,000 exemption from state, county and school taxes, except for school taxes levied by municipalities and except to pay interest on and to retire bonded indebtedness.

How: Apply with the Bulloch County Tax Assessors; for example, if you buy a home in May, you can apply from the date of purchase through April 1st of the following year.

Owner-occupied single-family homes on City water may qualify for free low-flow showerheads and a one-time $50 utility bill credit for a qualifying low-flow commode.

How these numbers are made
  • Property tax: Georgia assesses homes at 40% of fair market value. Rates used: Bulloch County 10.260 mills, Bulloch County Schools 10.125 mills, City of Statesboro 8.625 mills. The county fire district (3 mills) is not included because the City runs its own fire department inside city limits.
  • The starting value is the Census median value of owner-occupied housing units in Statesboro (2020-2024), a market value. The $2,000 standard homestead exemption is applied to the county and school parts only.
  • Water and sewer use the City's FY 2027 rates (unchanged since July 1, 2025) for residential customers inside city limits; sewer is priced at the first-tier $3.60 per 1,000 gallons. The stormwater fee is $5.50 for single-family homes.
  • Trash is the residential polycart sanitation fee ($15.51), tippage ($5.12) and yard waste ($2.48), summed to $23.11.
  • Electricity uses Georgia Power's R-31 rate with riders, eight months at the October-May rate and four at the June-September tiers, at EIA's 2024 Georgia average of 1,074 kWh. The Georgia Power franchise fee percentage was not found. Natural gas is left out of the totals: the City's residential gas charges are a $7.50 monthly base charge and a $4.40 per mcf distribution charge (FY 2027 schedule), but the cost of the gas itself (a 12-month average of spot prices) and pipeline transport are set by formula and not published per unit, and the city prices gas per mcf, not per therm, so a bill cannot be computed from published figures.
  • Insurance is the NAIC 2023 Georgia average premium across dwelling fire and owner-occupied homeowners policies; premiums may have risen since.
  • The state standard exemption is stated by Georgia DOR as applying to county and school taxes; no City of Statesboro homestead exemption is published (the city says exemption questions go to the Bulloch County Tax Assessor), so it is applied only to the county and school parts, not the city part.
  • Nothing here is legal, tax or insurance advice.
