What a Doraville house pays

How these numbers are made
  • Property tax: Georgia assesses a home at 40% of fair market value and applies the millage rate to that. A home inside St. Marys pays 34.578 mills on assessed value: Camden County 13.139, Camden County School District 15.000 (Camden County tax district 01, St. Marys; the state levies no ad valorem tax) and City of St. Marys 6.439, which the City bills separately. On market value that is 1.383%. The school rate was adopted October 1, 2026; the county and city rates are the advertised 2026 rates set for adoption on October 13 and October 19, 2026.
  • Exemptions: the county's regular homestead exemption of $4,000 off assessed value (shown as $10,000 of market value) is applied to all three levies; the City's tax page does not say whether the city levy also takes it (if not, the city tax is about $26 a year higher). Camden County's homestead valuation freeze and the senior exemptions are not modeled, so a long-held homestead usually pays less than shown. For comparison, the Census median real estate tax paid in St. Marys (ACS 2020-2024) is $3,038.
  • The starting home value is the Census median value of owner-occupied housing units in St. Marys ($312,300, ACS 2020-2024), a market value.
  • Water, sewer and garbage use the City of St. Marys rates in its utility brochure (rates sheet posted as 2023) and the City's FY2025 financial report, which lists the same water and sewer rates for every year from 2016 to 2025: water $20.45 a month plus $2.86 per 1,000 gallons up to 6,000 gallons and $3.28 above; sewer $20.45 a month plus the same per-1,000-gallon charges, modeled here at $2.86 for all use (about $0.42 per 1,000 gallons low above 6,000 gallons); garbage $36.00 a month. The City has not published a typical household use, so the page starts at 9 CCF (about 6,700 gallons). A stormwater utility fee ($5.00 a month proposed at an April 2026 council workshop) is not included because no adoption was found.
  • Electricity uses Georgia Power's R-31 residential rate effective June 2026 with every month weighted: eight winter months (October-May) at 8.2116 cents for all kWh and four summer months at the tiered rates, plus the fuel cost recovery rate for each season, environmental compliance (13.0205%) and demand-side management (1.1969%) on the base bill, and the 3.0843% inside-city municipal franchise fee on the whole bill, at EIA's 2024 Georgia residential average of 1,074 kWh a month. Homes served by Okefenokee REMC pay that cooperative's rates instead. Sales tax, if any, is not included.
  • Gas is left out: only 182 of 4,531 owner-occupied homes in St. Marys heat with utility gas (Census ACS 2020-2024); 4,243 heat with electricity. Flood insurance, a separate policy, is not included. The homeowners insurance figure is the 2022 Georgia statewide average, the latest official NAIC year found; it is older than 2026 and is probably below current premiums. A stormwater utility fee reported by the local paper in April 2026 may also be added; its amount and start date were not confirmed.
  • Nothing here is legal, tax or insurance advice.
